Estate agency mafia

I have found myself to be the next victim of Godlyn Rentals. My experience goes like this. My partner and I moved into a place on the beginning of November 2021 and after not very long, a week, my partner received a great opportunity out of town. We contacted our agent and after speaking with her superiors, she informed us that they agreed to terminate our lease early. That was 10 November 2021. We aided in finding new tenants by taking decent photos of the place and posting it online. The first two potential tenants both backed out immediately when they heard that Godlyn Rentals was the managing agent. We met with our agent around this time and tried explaining that the double deposit which they are charging, yes that's right, 2xdeposit and first months rent, is heavy and scaring people away, to which she responded by looking down, slightly shaking her head and mumbling, "It's not always double deposit" without further explanation. What does that even mean? Is the double deposit only for us? Is it only on Thursdays? The responses are always so vague, it's very difficult to understand what is going on. So after moving in, it rained and we noticed that it was leaking through the roof, down the wall and through a light switch, which is a fire hazard and could've burnt the house down at any time. I offered to repair the roof at a discounted rate, which I arranged via the agent. The agent has made no effort to retrieve the payment from the landlady and is using some another excuse to withhold my payment for fixing the roof along with my deposit. Oh and the agent claims to have worked so hard. But in reality, I've never seen anybody operate so slowly and casually with no care in the world. I actually have to read her whatsapps 3 times to understand them because the texting is so casual, that there's clearly no need put words that actually go together in sentences, together, to make them make sense. Punctuation is a no-no as well. I am the client, I am paying the money to the rental agency that together with everyone else like me, paying, is paying your salary. You work for me. Who are you to talk to me like I'm your buddy? Zero professionalism. These people need a little 101 in manners. Back to the story... We moved out on 24 January 2022. The outgoing inspection was done and no damages were reported. I have also not received a copy of that document. In paragraph 2.4 of their contract it states that deposits will be paid back as soon as possible... Or no later than 60 days. Let's dissect that for a second. As soon as possible. That gives me the power to be refunded immediately. There is no reason why not. Outgoing report is done, no damages, we have vacated the premises and left it in better condition than when we arrived. The court also will never accept as soon as possible. It's too vague of an explanation, which automatically makes that entire paragraph nul and void. And, no later than 60 days. That is a time limit put on the agency, otherwise they can land themselves in trouble. 60 days is not applicable to me, it's a rule to make sure the agency doesn't sit with your deposit indefinitely. It's a time limit put on the agency, not the tenant. It's the agency's problem to get the job done before then, not to purposely make you wait until then for no reason. So the great excuse of the agent for withholding our R10 500 breakage deposit, is that our lease is still active. Although on 10 November 2021 an agreement was made that its not. What this means to me is that now I will be held liable to pay rent for a premises I'm not living in for the full 6 months, or they have already passed the 60 day mark, 10 November - 30 January. Either way, they are in the wrong. An agreement was made to terminate the lease on 10 November 2021. We have a whole bunch of correspondence which can prove that. But we been informed that we will only be refunded our deposit once they have found a new tenant. That is not how this works. Their contract contravenes the estate agency affairs act and the consumer protection act. It has grammar and punctuation errors... It's a mess. I refuse to be treated like this. Whenever I have done wrongful things, I received maximum punishment and paid the price. What can count for me can count for anyone. I am in the process of exposing this company and their ******* practices and they too can pay the price for their wrongful doings. If you play games with peoples money. What do think is going to happen? Do you think that by doing these negative things to people you're going to achieve a positive result? Godlyn Rentals, it's time wake up and reassess your situation. East London can get very small very quickly and you doing that to yourself.
