Failure to be a landlord

I had agreed to enter into an agreement with the landlord. The house was in a decent condition however three months down the line all the problems started to appear. when informing her of repairs which need to be done she always said fix it and keep the slip and never deducted this continued for longer than a year so i stopped informing and just repaired the damages myself. The geyser also broke and as a landlord she should have insurance and when i informed her that the geyser is broke she told me to replace the geyser and estimated cost of R8000 and she will deducted from the rent which is 1/4 of the estimate amount of replacing the geyser. The worst part is its a 2 bedroom house with a room locked storing her stuff within the room for not sure how many years as I moved in and the door was locked and moved out the door is still locked now she wants to take legal action as i have refused to pay for anything else and repair anything else until i moved out. Kindly advise
