Sectional Title concerns and queries raised gets no straight answer.
I recently found out that our Sectional Title complex is in arrears with the Ekurhuleni. As you are aware, the municipality has previously disconnected the complex's electricity due to arrears. The reason for that was a lack of funds due to outstanding levies which GEORGE RENNIE (BENONI) failed to collect. When I sent out my concerns in an email, I received a reply that the Ekurhuleni owes us a Credit of about R200 000 for "water overcharge" in 2021. When I offered to get involved and assist with this query, I got told that there is a memorandum from Ekurhuleni, but I bet you nobody can see it. I got a reply that you are in regular contact with the municipality. When I asked for the reference number, I got told that your computers were ****** in 2021 and they have lost all their emails. I am confused since you are in "regular" contact and have a memorandum, you have no reference number? When I requested the monthly management accounts for the last financial year (Financial Year end was 30 June) it is not readily available and is going to take time to send to me. Isn't it supposed to be at the Auditors already? Okay, how about only July and August? No reply. Should the owners of this complex be concerned? Absolutely.

As an Ex-Trustee you would be aware of the functions of the Trustees, as well as our mandate in assisting the Trustees in the performance of their duties.
Our mandate includes the invoicing of members, the collection of levies and the payments of creditors on instruction from the Trustees.
As regards the arrears due by members of these levies, once they have been handed over to the attorneys for legal action on instruction from the Trustees, we may no longer interfere as we are not attorney's and have no mandate to do so.
With regards to the Ekurhuleni account, there is an ongoing query with them which will result in a substantial credit being passed to the account once finalised by Ekurhuleni themselves.
With regards to financial status, the body corporate has sufficient funds available to meet its obligations.
