Deposit rip-off: unhappy ex tenant
I have been ripped-off my hard-earned money by framework property services. I occupied one of their units in Randfontein Greenhill Palms for over a year. I followed all their procedures to cancel my lease as I was relocating closer to work, only to be made aware today that they deducted a whole R2095 from my deposit money which was R4300, the money deducted was confirmed to be for Painting that's ridiculous. i was even patient and waited a whole 18 days for my deposit. I left their unit in a clean good condition state with few minor paint dirt which could have been wiped off, the caretaker of the building can attest to this. I requested the person who was processing my deposit query to provide me a clear overview of how they evaluated the painting to be R2095 and no satisfying response received.
To the management of this rental agency, it's not fair what you are doing to your ex tenants considering the fact that I never ever gave you issues during my lease period, always paid my rent on time and now you are robbing me of my hard-earned money. I feel so disappointed at my self to even think i was considering using them again in my current location.

You must have a clause in your lease contracts which stipulates that tenants will be responsible to paint their units when leaving.
Anyways that's fine, you are in control of your tenant's deposits as its in your possession. Justifying the ******* won't change the fact that i was ****med period.

- Deposit Deductions
In line with the Rental Housing Act, deposits may only be used to cover actual damages or outstanding rental amounts. A full reconciliation of any deductions, supported by invoices or reports, is always made available to tenants. Should you feel this process was not followed in your case, we encourage you to contact our office directly so we can review your file and provide clarity. - Repairs and Maintenance
When tenants move in, a joint inspection is conducted to record any existing defects. This ensures that pre-existing issues (such as cracks, chips, or wear and tear) are not incorrectly charged to tenants upon moving out. If this inspection was not completed or acknowledged, please raise it with us so we can investigate further. - Electricity and Access
We do not lock tenants out of their units or ********ly disconnect services. Where accounts are in arrears, we follow the correct legal procedures before taking any action. If you experienced otherwise, please provide us with the details so we may look into it urgently. - Service and Conduct
Professionalism and respect are values we insist on from our team. We regret to hear that you may have experienced otherwise and will address this matter internally to ensure tenants are always treated courteously. - Safety and Security
The safety of all residents is a priority. Any issues reported are taken seriously, and we work closely with contractors and service providers to address them as quickly as possible.
