Missappropration of body corporate funds unknown plumbing works no authorisation or knowledge from trustees nor chairman no ex chairmans report FPT termination of body corporate in the middle of the financial year due to Debbie debiting body corporate fun

Please note the meeting keeps being postponed by your offices however with matters arising as PPRA was being copied in these matters whilst unresolved we are unable to accept termination whilst the matters are not resolved also during the financial year instead of the financial year end. We have also not received any compensation for mismanagement to date. .

As no managing agents will accept the Michael House Body Corporate due to all the malpractice and unfair practices rendered, over payments COT, outstanding levies, water, sanitation, csos levy, rates, taxes by ex chairman of 2023 set precedent for unpaid levies, water, sanitation,rates, csos levy R30700 where Debbie accepted with no chairmans report on the date of the AGM yet approved by FPT despite incorrect capture of readings on Tshwane portal by non approved contractors recommended unskilled contractors with supply of flood lights not working and ceilings collapsed where visibility of leaking gutters as insurance confirmed same rendered by FPT recommended contractors to date with shoddy services which have also not been remedied to date hence we have seeked the expertise from the PPRA as trustees we cannot be responsible for dereliction of fiduciaries hence we have required expertise from relevant authorities as FPT systems and staff lack training and skills as their accounts also incorrect when having paid levies on the 1st of the month incurs interest despite having paid timeously as all their clients will suffer the same loss which is huge concern after having tasted experience over time since 2016 Inception over the body corporate which resulted the same with management and with FPT energy that pretend to be experts with meter readings when enquired they pass the buck or terminate instead.as attached

Kindly check with your appointed Auditors since 2016 the Name of the Body Corporate is Michael House account no *** and not Walker street Mews Pty Ltd. ***.

Managing agents have a fiduciary duty to act in the best interest of the property owners and the body corporate.

Please adhere to correction.of the names of the complex as a portfolio manager you should adhere to compliance and corporate governance to correct this matter as you have overpaid Tshwane as per the attached they have removed a circuit breaker in block 3 as you mentioned it's unit 2 whilst unit 2 is in block 1 and you have utilised the killowat readings as the account number 201792 unknown to date hence you have made the overpayment of R96000 which leaves Michael House in a credit upon enquiry as received from Lucsa on site you submitted a query

Debbie is this not evident you continue to misappropriate body corporate funds without trustees and chairman approvals of unknown invoices being debited as you have done same with 96k overpayment to city of Tshwane, Donovan lamb you approved unskilled contractor where new ceiling collapsed in three months no due diligence to check and repair gutter before the ceiling the same with flood lights.

Why was this not checked with any trustees nor chairman you continue to abuse the body corporate funds.

This cannot be tolerated.

Will need to consult an attorney as you continue to deceive trustees and chair by abusing body corporate funds together with ex chairman whereby you both set precedent for unpaid levies and poor workmanship with ceiling and lights hence owners complained at AGM when we requested to move body corporate you were adamant to continue to missapproprate funds attached and when enquired and escalated to the relevant authorities you quick to terminate whilst in the middle of the financial year to pass the buck.

No workmanship was carried out ***4 all of which can be confirmed with all.15 owners live in site also no approval from trustees and chairman hence none are aware.
