Stay away from FNB Homeloans
I bought a house in November 2014. At the time a took out a 100% bond with FNB but at the same time I needed cash to repair and upgrade my property. FNB said they will allow an additional R100 000 over and above the 100% bond and it will form part of my quote and contract with FNB but that I will only be allowed to access the R100 000 after six months in to the bond repayment period. I accepted as the interest rate on the initial contract was reasonable and I did not need the R100 000 immediately, I could wait a while. The contract indicated that when I do make use of the further loan of R100 000 that I will be undergoing a further credit assessment, which was fine by me. When I decided that I want to access the R100 000 FNB informed me that I can only access it in two stages, each time I have to apply to access it. This was never disclosed in my initial contract. Worst of all, each time they performed the credit assessment they increased my interest rate, and they increased the interest rate on my whole bonded amount which included the initial 100% bond plus the R100 000 further loan. This had a huge impact on my overall monthly repayment as I am now paying back much more interest due to the two interest rate increases. The initial contract with FNB never indicated that when I make use of the further loan that my overall interest rate will increase. If they did I would never have accepted the quote and would have looked for another institution that may finance my house and the additional money I would require for upgrades. FNB and the ombud keeps on reffering me to the agreement I signed when I took up the further R100 000. The point is I did not have a choice as I needed the cash and could not argue this point at the time, however I did indicate to the FNB agent I spoke to that I'm not happy about the interest rate increase and the fact that I need to apply in two stages for the R100 000. FNB was clearly just keen on attracting me to the deal with the initial quote and interest rate, they knew very well that when I make use of the further R100 000 they will just hike up the interest rate on the whole bond and I will not be able to pull out of the deal. This is manipulating a client in to a deal and not being transparent enough so that the client can make an informed decision when considering a deal. This is certainly not TCF and in breach of contract.
