Mortgage Rate Review

I have in the past app**** for a rate review with FNB bank and I was told that it's not approved because my account balance was below R100 000.00(Please be advised that the bank only considers rate review for bond with an outstanding balance that exceeds R100,000.00.The balance on this bond is R57,785.78 today.Please withdraw some of the funds available to you on the bond and advise so that we may conduct the rate review.). The second response was as follows (Dear Mr. Xaji,

Kindly be advised that a rate review assessment has been performed on this account and based on the current pricing strategy and current market conditions we are, unfortunately, unable to improve on the rate. The current Rate of Prime +0.20% (10.45%) is at best). And now the third response is as follows(Kindly be advised that there is R 27 791.27 that is reflecting as prepaid, it can be rescheduled.

Rescheduling means that the bank will take away your prepaid funds of R 27 791.27 and you will not have access to these funds this will then reduce your Monthly Repayment Amount)

This also reduces the amount at risk as you will not have automatic access to the funds. If in future you require those funds you will be required to apply for a re-advance, which is subject to credit approval. If you accept this offer your flexi facility will also be converted to a prepaid facility that gives you access to the prepaid funds only.) Now I ask if this is ethical business practice? I want FNB to reduce the interest on my bond as I am battling to afford the repayments. My bond account number is ***.
