Homeloan Signed Quote

Good day, sent a request to FBN to fix my bond. They sent me a quote which I singed and accepted and sent back. They acknowledged receiving the signed quote but put a whole lot of writing and conditions right at the bottom of the body of an email. Apparently I was supposed to reply to that email as confirmation, which I didn't see on the day. Why is a body of an email valid but not a signed quote that's returned and acknowledged?
