Home loans - switch application, drag you along - dont waste your time
I recently app**** for a home loan - application ********** 451431. The application is to switch home loans as well as access equity to settle short term loans. Initially all seemed to be going well until the bank requested proof that i was employed. Bearing in mind that i had already sent them payslips. I had to get an explanatory letter drafted to explain that i work as a director for an NPC/NPO and that an NPC/NPO has no owners or shareholders. This should be known by any individual working in finance. I duly did this. I then did not hear back from the bank for a period of 10 days. Upon me following up this morning i received a letter declining with the explanation that there is insufficient disposable income to meet the repayments on the loan. This is nonsense and appears a cut and paste decline as no one wants to take the time to understand my request. By accessing equity i save approximately R50,000 per month. How then can affordability be an issue. The current instalment on my bond which i am switching is R9,500. The new instalment will be approximately R17,000. Therefore the difference is R7,500 and with the R50,000 saving should be more than affordable. It appears that FNB would rather have that i continue paying their short term loans at high interest rates rather than consolidate. Makes sense that a bank would pursue and keep you paying high interest rates from a profit perspective (for themselves). In determining affordability iro NCA, the bank must take into account all aspects. I am disappointed by the bank and their lack of understanding and not wanting to assist.
