FNB home loan process has been the worst process I have ever had to deal with.
I bought a house beginning of January. App**** for bonds through a bond originator and all the confusion and problems started there. I complained previously about the ill informed FNB consultants that you deal with when calling FNB and wanted to complain about one more issue but just decided to let it go. Firstly I specifically asked for an extra R95 000 to renovate the property that I bought immediately so that I can move in into a habitable house. The house I bought had mould, a leaking roof and a lot of water damage around the perimeter. So as I received the offers from the banks I saw that FNB gave me the extra R95 000 on the offer. The originator told me that is my extra amount for renovations. Mistakenly I only went through the offer briefly and believed that the information given to me was accurate. After I signed and requested for my future use I was told by FNB I can only apply for this after 6 months. I wanted to complain about this but went back to my offer and read about the 6 months. I have learned that trusting ill informed originators will only get you in trouble. So I waited 6 months now renovated with my own cash up to a third of what I purchased the property for. I am still saving and renovating to date and have not yet moved in. I have been staying and moving from family members to friends. Not I app**** and got declined after they tell me my property is not valued enough for them to loan me any more. Firstly how can they approve me for an extra R95 000 if they know they wont be giving it to me in 6th months time. Secondly I bought the property for 850 000 spend 280 000 on it and they value my property by an average value of property in the area. Orange grove as a whole is in a dire need for a major renovation as most properties are borderline habitable. How can you(FNB) put an extra amount on a contract If you know the market value of that property is too low according to your calculations. You just finished your valuations when I app**** for the bond so you cant even claim you didn't know they value.
