FNB Building Loans - Painful experience

Currently building a house. The quoted amounted exceeded the loan amount so the bank expect me to self fund the shortfall (I did not expect that I was required to pay the full shortfall right up front). So with the first progress payment requested they initially did not want to pay out anything - as the valuation came back as 15% completed. However the response time between the date of the first valuation and the response was 2 weeks. By then the house was at roof height and way pass 15%. So the valuator came out again and indicated 33% build completed, upon which the bank said they will only pay R33 000 (difference between self fund amount). This was 2 weeks ago; we still have not received a cent of this promised pay out. The roof is getting done this week. In the meantime, deposits need to be paid for the window and door frames, flooring and carpentry. All which can happen as both me and the builder who has funded the project ourselfs up to know has ran out of funds. Between the 2 of us we have invested 1 million already (way more than the shortfall amount). Both the builder and I have no app**** for personal loans just to keep the building progress going. I have requested to do a second progress payment and have not received any response either. I submitted all the engineering certificates required.

We are almost starting with finishing and FNB is yet to provide any payment assistance.

I have read reviews from other people that has experience the same issues with FNB so it seems not to be an isolated case.
