no tenant interest

I rented a house at 12 Alon rd, Blairgowrie for 42 months. I believe I was a good tenant, and I thought my landlord and the agent thought the same. In fact when the landlords came to visit in January to hike the rent, I mentioned I would move as I could not afford an increase. They suggested I should stay. To get to the chase, I had to leave at the end of June as my finances were in tatters and so I had no option. I got my rent up to date and found a small bedsitter in Bromhof. Tenn days prior my vacating, Dr Jacques Malan (my landlord) arrived with a team of builders and painters (unannounced) and commence power washing the roof and the house for painting. The geyser had burst ten days prior so collapsed ceilings needed replacing as well. Dr Malan had always been fair so I had no doubt that he would compensate me for all the water and power being consumed.

I vacated 25 June. Fine and Country (Andries Vermaak and Liesl Cromhout) promised to refund my deposit of approx R20 000.00 as soon as all deductions had been taken care of. I think at the time of vacating my highest lights and water bill had not exceeded 3000.00. I was charged R4900.00. Dr Malan refused to contribute to ten days of his builders and painters on site. I was charged for carpet cleaning, washing and cleaning of outside paving (sandstone) and R1200 to replace 1 lock of which I had give his son the keys. So My 20k dwindled to just under 10k. They knew I was desperate for money. At no stage did Fine and Country question any of this. They acted only for the Landlord. I have asked for receipts/invoices for the services I have been charged with and am merely told I will get them when they(Fine and Country) receive them. Surely a good estate agency is there to protect the interest of both lessor and lessee?
