********* Service from Mary Bradbury of Era Real Estate Agent.

Dear Hello Peter It is very unfortunate for us as the new owners of a property that we purchased at Brakendowns that we are forced to sound our grievance of the service which we received from Mary Bradbury of Era Real Estate Agency Background We arranged for viewing on the 17th of April 2019 with Sanet from Remax. We were interested with the property because Mary informed us that it was well maintain and the owner has made improvements on the property. We requested a second viewing with a family member Francina van der Watt. She realised that the ceiling had cracks. We also noticed the kitchen sink cupboard was broken and the tenant assured us that he would have it fixed before he vacated the premises. The cupboard and the ceiling were the only two items which were visible during the viewing. We were assured that the ceiling and the cupboard would be fixed. The tenant vacated the premises end of May as mentioned during the viewing. While vacating the premises, they broke the stove. We were made aware when the house was registered and the keys were handed over to us. The property was registered on the 19th of June 2019. We met with Mary, the tenant and our agent Sanet to handover the property keys. We realised that the kitchen cupboard was not fixed as promised and the stove was also broken. The tenant in our presence mentioned that he “tried to fix the cupboard but he couldn’t and that he would pay us for the cupboard and R4000 for the stove. We moved in the property on the 22nd of June 2019 we realised that some things were broken and missing. It can be one of two things: 1. The owner and the listing agent Mary Bradbury of Era Real Estate knew of the hidden damages( Mary Bradburg as the listing agent failed to conduct a proper inspection of the property and if she did conduct an inspection of the property, she failed to reveal the hidden damages and inform the owner to it fixed) or; 2. The tenants caused the damages and removed some of the items without informing Mary. We sent an email with a list of damaged and missing items to NGL attorneys and Sanet. I have attached the list together with the WhatsApp conversations between myself and Sanet. Sanet liaised with Mary regarding the damaged and missing items. We were informed not to stress and that everything will be sorted. Now we are being told the damaged and removed/ missing items are on voetstoots, which we were not informed before the offer to purchase was completed. We would have not proceeded with the purchase had we known. Below are the following items which we feel that needs to be fixed from owner’s account and they should deal with their tenants if they caused the damages, because it was said that “the owner claimed to have left the property in a good condition”: 1. Garage door – Still not fixed. Mary claims that the garage door was working which is an absolute lie because she would have not sent someone to check the garage door. 2. Shower door - in suite bathroom 3. Shower tap - in suite bathroom 4. Bath tub tap - We fixed it 5. Bath tub tile broken 6. Shower head missing from bathroom which was visible during the viewing (We purchased one at Game Store) 7. Main bedroom window handle broken 8. Toilet seat - in suite bathroom not in good condition 9. Wardrobe door hinge broken in bedroom 2 - We bought hinges. 10. Kitchen stove broken – R4000 paid on the 26th of July 2019. 11. Kitchen cupboard broken 12. We also fixed main gate which was loose and it had to be welded re-programmed. I have pictures to support my allegations. I am encountering serve problems in the premises and there has been no effort from Mary, the tenants and the owner whatsoever on their part to relieve my unpleasant and discomfort. Mary and the tenants have failed to honour their agreement and they have been prolonging to fix the damages. Mary and the tenants had more than a month to have the stove and the cupboard fixed. Mary did not retain the tenants deposit because if she did retain it she would have fixed some of the damages. Mary does not have work ethics and I shall peruse the matter and lodge a complaint with the Estate Agency Affairs Board for breach of verbal agreement. ERA Real Estate Agent hired Mary Bradbury who is an unprofessional, ***********, ************* and ********* agent. Her license needs to be revoked and I will not rest until she is disciplined for unprofessional work ethics. It was supposed to be the happiest time of our lives but because of Mary it was the worst and traumatic experience and still on going. This could have been easily prevented but because she is ***** she does not consider other people and she thought she would get away with she has done to us. The sellers are a different race and they are happy where they are because they were paid. The tenants are a different race as well and they did not fix all of their damages. Mary is happy where she is because she also got paid her agent fee and she does care anymore about fixing the damages. Is Mary doing this because we are BLACK and is she under estimating our integrity and intelligence since we are the ones left unhappy and frustrated? We paid a huge deposit for the house to be taken for fools. Mary knew the tenants removed the shower head which is a fixer she did not penalise the previous tenants and did not reveal to us until we moved in. This matter needs to be assessed and proper action taken against Mary Bradbury and I demand the damages to be fixed as promised by her that it will be sorted! I will not rest until Mary is exposed!

To add on the above complaint. Mary Bradbury was the listing agent and our agent Sanet. Sanet requested the declaration form from Mary Bradbury on several occasions and she did not give us!
Mary Bradbury is a ***** and Era Real Estate Agency needs to intervene. I have proof of messages whereby Mary indicated that everything will be sorted.

Mary Bradbury did not inform the sellers attorneys (NGL Attorneys) of the issues we encountered in the property. They assumed that everything was in good condition therefore paid the seller in full without retaining any monies. Mary informed us that everything will be done through the attorneys.
