UNPROFESSIONAL SERVICE AND ATTITUDE
I signed a 12 month mandate with Engel and Voelkers, Port Elizabeth in April last year to find me tenants. A management contract was entered into . Granted Suzan Allner from the Port Elizabeth office secured good tenants. However there were problems with E & V from the start. Firstly the lease was prepared in my husband's name for some inexplicable reason. The deposit was not collected timeously. Suzan never did an incoming inspection. She merely collected the Incoming Inspection Report which was so broad the tenants could have demolished the house and I would have had no claim. All issues on entry were dealt with directly between me and the tenant and all subsequent maintenance issues have been dealt with directly between us which defeats the object of having a management lease.. Over the last year E & V's only involvement has been to collect the rent ignoring the contract which requested 6 monthly checks. On requesting a cut in commission, at renewal time,due to them offering no management service the response was that she had negotiated commission at the commencement of the agreement at a straight 10% and not added vat - later "We do not haggle about commission with our clients" but eventually agreeing to 7.5% plus vat. I advised that the tenant would be staying on but we were not signing a new lease as the existing lease provided for a continuation with a 2 month notice period, the response was "ITS NO COST!!! and it is required by my office" I then advised that the tenant would be paying the rent directly into my account and I would settle commission directly with them, I received the following "Brett (Grant - the principal) says things will stay exactly like they are". I then cancelled the mandate (but will continue to pay E & V's commission whilst the current tenants are occupying he property). I found both Suzan Allner and Brett Grant's attitude no more than a dictatorship and extremely unprofessional , although I never had any personal dealings with him as he ignored all emails I sent him and his name was mentioned via Suzan. I contacted Craig Hutchinson (via website details)at the head office in Johannesburg asking how I could lodge a complaint. I have received no acknowledgment other than an automated response. My experience with E & V has been anything but pleasant.

1. E&V Port Elizabeth were approached by you to assist with the rental of your home
2. Their rental division has had an exceptional success rate in securing international and national executive tenants for their clients homes.
3. The entrance inspections was completed successfully and diligently by the office and the tenant thereafter made additions to the inspection sheet.
4. Throughout the year, there has never been an issue with the property or client. The lease does not need to be renewed each year as there is a built in continuation of lease clause which is agreed when entering into the lease.
5. The lease was cancelled by yourself and you and the tenant thereafter entered into a private lease and in doing so, offered E&V a 60% reduction in commission. E&V together with the tenant have performed well throughout the lease and it is only correct that they are remunerated as per the contract for the work that has been done.
