Too many stories for simple agreement

I gave notice to vacate a flat, 189 Oranje Nassau Dullstroom, that I rented. Me and the agent agreed that I will pay July's rent as a months notice and that she will try and find tenants during the period, so that I can get an amount of the rent back. Moved out on the 30th June and she did the exit inspection. Wrote on the report that everything was in good condition. In the email with the closing statement, she said that my deposit will be refunded within 7-10 days of vacation. 10 days later I asked her what's going on and she rep**** that the Owner refused the refund, until new tenants are found. Few days later she let me know that new tenants were found and that they want the carpets cleaned and it will be deducted from the deposit. Then they have to sign the lease and that it will take 7 days to refund the deposit. 7 Days later I contacted her and she said that the owner must let her know whether he is satisfied with the payments of the new tenants. It's been 30 days that I've moved out, and still NO DEPOSIT! I'm so tired of their stories and the fact that there is another story each time. WHAT DO I HAVE TO DO TO GET IT BACK?!? WHAT DOES THE NEW TENANTS HAVE TO DO WITH ME?
