Ellenberger & Kahts is the worst commercial agents in Bloemfontein!

It is a fact there is no rental property agency in Bloemfontein that is up to standard. They are all terrible and just when I thought I've seen them all another one surprises me of being even worst! Ellenberger & Kahts is the most non existent commercial rental agent I've come across in all my years of commercial and business rent. You only hear from them at the beginning of the contract when they want you to pay deposit and sign the contract and then bam their gone. From then they will never reply to any of your e-mails, never return a call and is always on the other line when you manage to get answer at their office. Even threatening them with Letters of Demand from attorney does not get any reaction from them. I've started renting a business premises for an attorneys office October 2019 through them, the place was a mess and they would have come and painted it and remove a bunch of old cables and pipes left by the previous tenant as well as fix an open hole in the wall to the drain that stank right in to the office. As said above after we signed contract and paid our deposit there was nothing to hear from them again. No amount of emails, phone calls or Letter of Demand got them to do their obligation as an agent. Also don't think you get your signed contract or a copy thereof back, this also fell on deaf ears and no reply to any request for a signed contract. By March 2020 we had enough and found a better office and send our e-mail of cancellation of contract. Almost immediately the cancellation e-mail got an answer from their office! We arranged for a date to move, but then roomers of lock down emerged. In order to finish the move out before lock down we arranged per e-mail that our deposit be payed out earlier and we move out before hand. Again no reply to our e-mails and calling their office is met with they'll get back to us or the person is on the other line. After again getting noting from these non existent agents we started contacting the Land Lord directly. The land lord informed us that they were fad up with them and they only take money but do nothing. We arrange for handing the keys directly to the land lord and how we will go about with the lock down. (The land lord informed us also that another tenant that was in the property have not paid rent for 3 months and they wasn't even notified by these agents nor did they do anything about the non payment.) We've vacated the premises as per our arrangement with the Land Lord and given back the keys and it is now three weeks later and still no reaction on our e-mails for them to pay out our deposit. They have informed us once with a lame excuse that they could not do payments during lock down and they have only been from 6 May 2020 back at office. Well we have other agents as clients and they could do payouts and answer an e-mail during lock down. Further from 6 May to today what has stopped them except incompetence to pay out our deposit. Our Letter of Demand in this regard again has been ignored and I am now busy drafting our complaint to the EAAB and the Consumer tribunal.
