Duncan Jackson takes your money and runs.

Hello, We appointed Duncan and accepted his quotation for building a granny flatlet on our premises. Duncan was supp**** approved building plans for him to compile a quotation he also did a site inspection. We awarded him the job. All went okay for the first week then the progress became less and less falling behind daily with only 2 guys onsite majority of days. we paid him as he required materials and labour as per his agreed weekly payment amounts however he had to keep us informed of any extras or delays/ costs. He stated that the building will take 42 working days to complete. 42 days passed and the building was not even 40% completed, he stated all was in order and that they will catch up. Long story short we paid him more then the total amount that was quoted and at this point we did not see him for two weeks (claiming to be sick with flu) he did not want to supply us an updated program and date that the roof materials, windows and doors will be delivered claiming that it was ordered and paid, I then contacted the suppliers and found that he had not ordered any materials, we contacted the plumber and electrician he employed and they only received 50% of their payment. We contacted Duncan and brought this to his attention it was at this point he claims he under quoted for the entire job and has spent all the money on materials/labour . We insisted he provide proof of costs he did however it does not come close to the total we paid him. He claims he will pay us back any outstanding money but he has not done so. The amount paid to him was R265 000.00 - Total material cost = R78 000.00 - Labour quoted R 65 000.00 - Plumbing and electrical R55 000.00 . He is claiming R95 000.00 for labour which we feel is unreasonable as he quoted R65 000 even so if we base it on his labour cost it equals too R228 000.00 thus he easily stole from us R37 000 + 50% elec /plum R27 500.00 = R64 500.00 (i rounded off all amounts) Please im warning you stay away from this guy, he is misleading a lyer and a straight forward *****. Funny thing is he stated when asked how much he under quoted he said R60 000.00. Stay far away from Duncan William Jackson.

The other concern is his ability to build claiming he has years of experience. Faults found on the building thus far due to poor workmanship = Skew walls, cracking plastering , Stress/cracks on lintels ,UN level foundations , Skew door frames , skew and cut rafters with unequal spacing. All of the above is costing us extra to rectify and amend.
