De Zalze Lodge cancellation refund

Hi, I've made a booking for accomodation at De Zalze Lodge Stellenbosch directly with the property on the basis that a 100% refund cancellation is given if asked for 45 days before the booking date. I normally book via booking.com with free refund. To my surprise, I was advised that a 15% handling/admin fee will be deducted from my deposit. I fell that the cancellation policy on their website is misleading.
