Why are there 3 different electricity readings and 2 levies on my bill? Nerina Mews 1 Esther Park.
<p>I did phone a couple of times and ask De Lucia Management, why are there three diffrent tipes of electricity readings? I asked them to explain for me what is Basic and Common Prop Electricity. They said they will phone me back, they never phone me back to explain what is Basic And Common Prop electricity on my bill.</p> <p>I got two levies since 2011. Normal levy and a special levy. Two years ago they finished painting the complex. I also ask them when will the special levy stop, they said it will never stop, there are no end date to stop the special levy. </p>
Still today no response from De Lucia Management. As a home owner I do not have any trust in De Lucia Management. I am very disappointment.

Nerina Mews 1 have an AGM every year. It is in the members best interest to attend these meeting to contribute constructively towards the decision made and understand the changes proposed.
Basic Electricity – is a Council charge which is divided between the 12 units at Nerina Mews I.
Electricity (Metered Electricity) – this is the electricity consumed inside the unit for which there is an individual meter which is read on a monthly basis.
Common Property Electricity – is the electricity that is charged after the metered electricity of the 12 units has been deducted from the bulk electricity.
In regard to the Special Levy. This was instituted on 1st May 2012 in the amount of R500. This was due to Nerina Mews I being a small scheme of 12 units who at that stage did not have any savings to pay for the painting of the buildings, the roof repairs and other maintenance required. On 1st May 2015 the Special Levy was reduced to R150.
