Inappropriate deceit ineffective and inefficient services

Dear CSOS Case Manager,

We are writing to express our deep concern regarding the lack of response to a matter reported to your office in [Insert Month, Year], regarding Michael House Body Corporate, 544 Lleyds Street under Case Number CSOS 6837 GP 24-

Despite repeated attempts to obtain a resolution, the following serious issues remain unresolved:

Non-disclosure of financials: The previous managing agent, FPT, has failed to hand over the financial records to the current agent, Trafalgar, making it impossible for owners to review the financial position of the scheme.

Illegitimate trusteeship: The current "trustees" appointed themselves without a valid election or owner mandate, and some are not paying levies, a conflict of interest and breach of fiduciary duty.

Threats and ************: A resident, Frans Fernando (Unit 8, Michael House), has been issuing threats, harassing the chairperson, trustees, and managing agent. This is now impacting owners’ safety and access to their own units.

Blocked access: I am currently unable to safely visit my unit due to the threatening behavior, which is completely unacceptable.

We request urgent intervention from CSOS to:

Investigate the financial mismanagement.

Oversee the appointment of legitimate trustees through a special general meeting.

Enforce compliance with the Sectional Titles Schemes Management Act.

Ensure owner access and safety is restored immediately.

We kindly request written confirmation of receipt and an update within 7 working days. Should we not receive a response, we will escalate this matter legally and to the media if necessary.
