23 Months later-No start date, No Approved plans, No construction

Avoid this company if your project depends on approvals or deadlines. I contracted Creative Home Projects through Carlos to build a modular Nutec house after being assured that the necessary municipal building plans would be prepared and approved as part of the process. A substantial deposit was paid in August 2024. (70% R241,500) Almost two years later, we are still waiting for cer*****y. Throughout this period we have experienced repeated delays, broken commitments and continuous promises that "the plans are being finalised", "the file will be submitted", or "I will revert". Every few weeks there seems to be another explanation, another meeting, or another reason for the delay, but very little objective evidence showing meaningful progress. Whenever we requested proof that the plans had actually progressed through the municipal process, the information provided often did not match what we were able to verify ourselves. After many months of waiting, we even suggested proceeding with construction without approved municipal building plans, while continuing the approval process afterwards. We were prepared to consider this just to move the project forward, but before agreeing we requested only three basic items: A confirmed construction commencement date. An estimated completion date. A construction programme showing the stages of the build. These are standard project management requirements. Despite acknowledging our request and promising to revert, no response was received. Our experience has been one of constantly being kept in an endless cycle of promises with no clear timelines, no accountability and no cer*****y, not even sight of the building materials we had paid for. If you are considering using this company, I strongly recommend that you: Obtain written proof of every approval. Do not rely on verbal assurances. Insist on a detailed construction programme before making payments. (don't just pay 70% of deposit upfront) Independently verify any municipal submissions. I sincerely hope no other family has to experience the stress, uncer*****y and financial burden that we have endured over the past two years.
