Craft home should be called Crafty Homes Never buy from them...

I would like to share my disappointing experience that I am having with Craft Homes and would never recommend anyone to deal with them again. They are the dodgiest developers that I have ever dealt with.

Here is my story, I put in my deposit in May 2021, for a place in Springwood, Craigavon. The sales executive is Kyle Ludlow. Once they received my deposit I was send the details to have my bond application completed. This was done and approved. At this point I was all excited, unaware of what is to follow. I was under the impression that buying off plan and from a developer, that all cost are included, transfer and bond costs, as it had happened in my previous two property purchases. Only after my bond was approved did Kyle set up a meeting to have the sales agreement completed. To my surprise when meeting to complete the weeks after paying my deposit and getting my bond approval, I find out all the hidden cost.

Bond cost of over R27k, occupational rent, (which was forced onto the buyer) of R13 643 and R4 500 for municipal connection fee. So from no cos as I thought I was buying off plan, to a cost over R45k. I signed it because I wanted the house and still excited about the house, but this excitement was fading very fast. Wait there’s more and it gets even better. According to the sales agreement the occupational rent was 1% of the purchase price, however on the 29 July, I get invoice for R15 943 for occupational rent. And in the letter I am also informed that the new occupational rent is now 0,7% of the purchase price, which comes to R13 643, so I query for a breakdown of the R15 943. I then get told that the occupational rent is R13 643 and levy is R2 300 = R15 943. So I query why must I pay for levy if the transfer hasn’t gone through as yet? But to no surprise I do not get a response. Guess Crafty Homes thought I would forget about my query and just pay it. I send another follow up email, and only to be told that I will have to pay the levy because of the discount in the occupational rent that I was given.

Hello Peter, please help with these Crafty ***** Home people and let other buyers not fall for the ***** dealing.

At Craft Homes we endeavour to give each one of our clients the best possible service, to be transparent in all our dealings, and try our best to ensure our clients understand the terms of our sale agreement before signing. 

We are acting in terms of the sale agreement that was concluded by both parties; yourself and Craft Homes.  Your acceptance of clause 6.3 states: “The purchaser will be liable for the costs of and incidental to registration of the mortgage bond, including conveyancing fees, disbur*****ts VAT thereon and including initiation fees and charges levied by the relevant bank, which fees and costs shall be paid by the purchaser on demand by the conveyancers attending to the registration thereof”. Your signature is proof that you understood and accepted the terms of sale. 

With regards to the occupational rent, it is important to note, we include the estimated levy amount in our occupational rent calculation – this is a standard practice and an industry norm. We are offering all our clients a discount on the original amount that was agreed upon and we are perplexed by your complaint. 

We are hoping this brings clarity to the situation.

I would suggest that you go through the sales agreement agreement and take note that the purchaser is liable for the levy once the transfer is completed. A discount of the levy was granted by craft Homes, but at no point was there any indication of me being responsible for the levy
