CONRADIE PARK PAARL ROCK DISASTER - CONCOR/OMEGA P/MILTONS M

Regarding the New Conradie Park Development, Pinelands, Cape Town. INVOLVING CONCOR CONSTRUCTION, OMEGA PROPERTIES, MILTONS MATSEMELA (Law Firm)

My fiance and I, (First Time Home Owners), app**** for an apartment a year and half ago with this new upcoming development, that held so many promises.

Our experience has been absolute madness up until this point!

1) We received our apartment a few months after the initial date that we were told it was going to be completed. So that was frustrating, they kept pushing it a month back. However, at the time we should've realized that this was just the beginning.

2) The state we received it on the date of hand over was just disgusting to say the least, toilet paper all over the unit, trash, clipboards etc. We obviously did not expect it to be shining, but at the bare minimum neat for a new home for a very excited couple to enter. 3) Mind you there was also no Fiber in the building, we had to wait almost 3 weeks for that to be completed. So if you work from home, well guess what, you cant work. 4) The floors are not straight, the window sills aren't straight, the walls, the ceiling isn't straight, NOTHING IS STRAIGHT, hollow tiles in the shower, the toilet is not straight, our fiber box plate wasn't even *****ed into the wall, we had to do most things ourselves, it so exhausting i feel like we have just accepted everyone at this point. 5) There is 1 parking for every 9 units, there aren't enough parking's for everyone in the building. 6) Then we were recently told we must pay R600 p/m for a parking spot underneath the building, there is only like 20 to begin with or park on the street, there will be additional parking available when they get around to building it and it will be R400 p/m and you must walk a kilometer to get to your apartment from that parking area. Which is absolute BULL****! Why as a resident must i pay to use the buildings parking? 7) The passages, elevators, foyer is always dirty, its disgusting, our refuse room looks like its never been emptied out and smells so bad. There's no proper drainage, the toilet always seems like it going to flood, the water flow into the showers is a shocker, relaxing shower I THINK NOT, its absolutely insane! Nothing was done right!!! Nothing was done for functionality and convenience. 8) We just discovered additional discrepancies after we submitted our first 'snag' list, there has been square meterage shaved off our apartment, it is not the same size as stated on the original plans, as well as things stated in the contract that was not completed. For a company that was formerly known as Murray & Roberts, what a let down.

The ARCHITECT IS A ABSOLUTE IDIOT! Zero points for functionality of space, my toilet is sitting next to my shower, where there was a perfectly open area to put the toilet which provides way more privacy and any dumb wit, would have thought: 'Hey this would just make sense to put this here' my basin is standing in the space where the toilet could've gone, providing more space to GET OUT OF MY DAMN SHOWER! The mirror put into the bathroom is too high! No one is that tall in this city! Like every single design is done to just completely inconvenience the user in the name of aesthetics.

OMEGA PROPERTIES: The ones selling the vision of this damn disaster, were the ones who made all these promises (granted they are the front men), and the Demo's of the units just look so good. News Flash: it looks nothing like the Demo!!!

We have 3 months by law to submit 'Snags', Omega told us we only have 7 days.

We have had to resubmit a new list because we have found so many new issues, omega still has NOT RESPONDED on the submission of the new findings. Everything cant be done, but can be done etc. This is what we constantly get told.

NO COMMUNICATION ON ANY QUESTIONS YOU MIGHT HAVE. NO COMMUNICATION BETWEEN ALL THE PARTIES INVOLVED IN THIS CIRCUS! ZERO TRANSPARENCY, VERY VAGUE RESPONSES. Its like yeah, we got your money, so your problems are yours to deal with. The Concor Developers seem to be trying to fix things but very rush rush because we all know they having to pay for the maintenance having to be done on all the apartments, because they couldn't just do the job right in the first place.

Thank you to Shaqiel and Ryan from Concor for doing their absolute best for us owners stuck in the building with our many issues! (But they are as good as its gonna get in terms of support from anyone). Plus, we only found out a few months before we were due to receive our keys, that half our paperwork wasn't even filed.

MILTONS MATSEMELA: Lawyers that are handling the paperwork in this whole situation seem to have this: 'Ignorance is Bliss' attitude towards anything and everything you have to say!

We are currently paying 'Occupational Rent', which none of us were aware was in the contract because you were given 20 mins to read and sign the contract, plus lets not forget it was worded so eloquently, you could have signed your life away and not known. BECAUSE IT HAD TO BE DONE NOW, Or you could lose your place. That was the premise. Our Bond Applications haven't even been submitted to our banks yet. We've been here a month. Lord knows how long i will have to be paying 'Occupational Rent', Before i actually start paying my bond. Then they increased the levies per square meter from R11,00 to R19,00, mind you our apartments AREN'T EVEN THE SIZE IT STATES ON THE PLANS.

I would strongly suggest you invest your time and money in another development, where what you are promised is what you receive. The vision meets the outcome! BECAUSE THIS IS NOT IT!

Every single institution involved in this project, in its entirety is to blame for this! You all signed on to undertake this project and wanted zero accountability for anything thereafter! But hey, its just business right?!
