M&T is not housing for the future its a ****

iam a resident at M&T developments Die Hoewes Towers and being a resident here is a high risk sport shame maintenance issues response is not for the faint hearted , engaging the head office is like playing russian roulette and they would rather refer you to their lawyers than give an audience to tenants grievances who they ***** from through utilities bills. The bills here are based or anything else but accuracy and high like on Nyaope as residents we are more emotional than the rand during Ghordan axing

Thank you for your response and highlighting your frustrations.

M-T is the developer and landlord. The company appointed to manage the utilities is Codex.

The tariffs billed by Codex are always proudly app**** strictly within municipal and NERSA guidelines and tariff sets. These tariffs are then billed according to the terms within the lease agreement. Codex only bills these tariffs on actual meter readings. This building includes individual electricity meters as well as bulk water meters on both the centralized hot water and -cold water supplies to each block. These meters are read 48 (electricity) and 24 (water) times per day.

Individual consumption data is published to each tenant’s smrt!Wallet online dashboard.

In reference to the event noted above:

As per communications sent to all tenants of Die Hoewe Towers by Codex, the monthly billing to tenants were based on actual the meter readings from the hot and cold water meters installed in each block. Codex only bill what is measured by each meter in each block and according to the terms within the lease agreement.

The excessive water usage was noted by Codex, who informed the Landlord. This was investigated by M-T then determined that there are water leaks within the property. M-T instructed Codex that the leaks are billed to the landlord and should not be billed to the residents.

This was rectified accordingly and credited to each tenant’s rental statement.

Going forward, please contact Codex on ***or email enquiries to: ***

In the event that you feel that our Helpdesk Team is not resolving your enquiries in time, please escalate your concern to the Helpdesk Supervisor or -Manager for further attention.

Kind regards

The Codex Team
