Unfair Treatment and Breach

This is a bad review and more of a complaint.

When we started renting the house we lived in it was managed by AIDA. We remained loyal tenants who never lagged with rental payments. We requested repairs on the house to be done and all would be swiftly done. Then just under a year ago Chas Everitt took over then all went sour. We were no longer protected by the agency as the owner now could even go against his own agreement.

First we stayed more than 3 with broken and run down material in the house, taps and dangerous fixtures, needing repairs, begging and ultimately having to threaten existing and leaving them as a good paying tenant. The repairs were then done with shoddy material and resulted in them breaking again. The owner is the complex harrased us as renters yet the agent always claimed to assist but no results. Some of thier other tenants in the complex even left cause they could not take it anymore. But we remained loyal even when renewing contracts took too long.

The last straw was when the tenant just sent people without warning to force installation of a prepaid water system which was not part of the agreement thus they allowed him to breach. The system took away our rights to basic services which is water. The system which is a total inconvenience was not fully explained to us and ended up staying 2 days without water. The agent has totally left us to dry. We have since put in our notice to vacate due to relocation. Now the agent forced her rent yet she does not care about our problem of spending extra money on having to purchase water while we already included in the rent. In good faith I paid the last rent in full... Still no refund on the money spent.

Agent is now ignoring our cries and is not returning our messages. I would like to warn everyone against this prepaid system it is a total inconvenience and it has limited places to purchase units. The owner has absolutely disrespected us, inconvenienced my family and we have a 1 year old toddler in the house, he has breached on the agreement.

We have been loyal paying clients and now that we are leaving we are being treated like dirt.

Good Day,

Please accept our sincerest apologies for our tardy response on your grievance and unhappiness with our Rustenburg Franchise which represents our Chas Everitt Group.

Unfortunately the matter had to be investigated first by our Gauteng Regional Manager, Madeleine Stoffberg as well as by our National Rental Franchise Manager, Tobie Fourie.

Herewith the response received:
 
"After the pre-paid meter came to our attention we discussed the lowering of rent (for water) with the landlord, as the tenant now had to load water via a pre-paid meter, but it was also included as part of their rent. The landlord accepted the proposed lowering of the rent, and the tenant was informed of the lower rent, due do the tenant that needed to purchase pre-paid electricity from now on a monthly basis. For us to reimburse the tenant for water purchased we unfortunately do need proof of payment for the water. On a few occasions we requested this proof, as we want this matter resolved, but we have received no proof as yet. We will still keep on requesting this proof from the tenant for reimbur*****t, and have this resolved.

We requested access to the property from the tenant to fix the maintenance issues raised, but the access has not yet been provided to us. We will still keep requesting this, as we understand that the tenants are also probably very busy, and we want these maintenance issues to be resolved, to benefit of all parties involved..

Unfortunately the full cancellation period must be given as per law and our rental agreement, and we are also not allowed to use the deposit for the last month's rent, as the deposit is intended for maintenance related issues. This is unfortunate as we wanted to help and provide service to the tenant on a few occasions, but with no prevail.  
Again we still want these matters resolved as we don't want a tenant to feel unhappy about the service received from us.

On the victimization incident, we do have a good relationship with all the tenants in the complex, and have never had this type of complaint, but we are always open to discuss any issues raised or misunderstanding which might arise."

Dear Madam/Sir I would like to mention, that this is truly an untrue reflection of what has been transpiring. It is unfair for them to say that they have continuously requested items or access from me. I begged Debbie de le Rie to assist with repairs for months which did not happen. Even the handyman can attest to that. He also used to complain about the inefficiency of Chas Everitt Rustenburg. Secondly I comp**** with the expired lease agreement... my only fight was that they would not come to the part when reimbursing me. I paid full rent in good faith. My wife gave Debbie one slip already amounting to R200 over and above the others we have, yet they are still claiming to not have a single slip? This is truly amazing. Just like they were able to force thier way in when installing the meter why haven't they come to affect further repairs? Now they are claiming no access??? This is wierd. Chas Everitt has thier rent, I had no water access on Saturday, I texted and voice noted agent, but she completed ignored my cries for help, until I resolved myself. I am not trying to get away from paying rent. I just want Chas Everitt to play fair as I have. Replying in this manner is not right, cause it tries to shift blame by acting Victim. I have requested that upon last inspection, they consider all the inconvenience, money spent on water and all the outstanding repairs they still needed to make while we lived with them. I continue to act in good faith, they need to as well. If you would like me provide the ignored watsapp messages, I will do so, but I think it would be best offline not on this platform. About the fair treatment, nobody is disputing that, but you should ask the other tenants who left Bali Village house managed under this agent. They left due to little protection provided provided by our agent, from owners and body corporate. Please improve your ways and dont try to act victim. Thats my advice.
