Chas Everitt Kuilsriver
My wife has been using Chas Everitt / Marie Smit for some years now as a rental agent for her property in Kuilsriver. With every change of tenant there there are minor snags which need sorting out. In our experience we as the landlords we are always the ones to be doing the fixing, mostly at our own expense. On occasions painting the interior of the entire house. When the new tenant takes occupation all the snags are sorted. I only use quality materials. We were informed yesterday that this above paint job only lasts a year thereafter its considered wear and tear. In the last rental we included a special addendum to make for provision for damage to walls. The tenants had a dish installed, which later led to damp in the walls. When the dish was removed two holes were made in the garage roof. This was called, by the letting agent, wear and tear. When vacating, two corners of the walls were damaged. This was not spotted when the final inspection was done. The tenants complained of door locks, so we changed all the door locks at our expense. We have now noted that various keys have been bent, if one key broken off in the lock. The tenants complained about the shower door so we installed a new door. The walls in the bedroom, lounge and main bedroom ceiling needed to be cleaned. Jayes fluid has been messed on the wall and door of the back stoep. This has to be repainted as the new tenant im sure would want it to be neat. The window catch has been broken and thrown away. When the bedroom door as well as the lock plate was damaged, somebody removed the lock plate. Engine oil was messed on the garage floor, an attempt was made to clean. None of the above snags appeared on any snag list when the monthly inspections were done. I have worked out a quote, with almost no financial benefit to myself, to fix the above snags but neither party is prepared to contribute. Recently we received an email, from the tenant via Charmaine, that they will only be paying the water up to the 25th of the month as that is when they vacated. Since when does the tenant only pay for a portion of the month? You rent for a full month and pay for services accordingly. This I find rather strange as Chas Everitt would rather loose a client over R 1730.00 (two months rental commission) especially since my wife has been using Chas Everitt as a rental agency for almost 6 years now. Yesterday we were informed that we will only be reimbursed for damages as approved by the tenant, any other repairs will not be compensated for. We are also not allowed to make any repairs until approved by the tenant. So now we will also be claiming a month’s rental from Chas Everitt. In addition to all of the above the agent placed an advert on her personal Facebook page, which shows pictures of the front door, the garden, (most of the plants have since died) an overflowing dirt bin, and the half of the vacating tenants junk. These pictures are about 5 years old. To add insult to injure these photos do not show any interior of the house and the rental amount is incorrect. Is this what Chas Everitt is all about? We are extremely dissatisfied with the manner in which the rental is handled, with the tennats having more to say in terms of repairs than the owners of the property. On termination of the lease we would like to receive the property back in a similar condition than when the rental commenced. I understand wear and tear but that does not include knocking walls or breaking and bending keys etc. We would not consider using Chas Everitt again nor would we recommend your services. I would like this matter finalised by the end of this week.
