**** San Ridge Heights

I would like to complain about the lack of communication and professionalism displayed but the staff of Central Development San Ridge Heights. I was looking for a place to rent and got into contact with a person by the name of Frans. We spoke and then agreed to go and see one of the places they have at San Ridge Heights. During our tour of the place Frans mentioned the prices of the place and said they currently have a discount on rental and I will pay for a 2 bedroom ground unit 6100 instead of R7300, never did he mention the discount rental was subject to a 6 month lease, I was very specific on a month to month or 3 month lease which he mentioned he could help me out with. He then asked me to pay 2 months rental and a deposit and it was too much and then asked me to pay 1 month rental and deposit in advance. The previous tenants moved out the Saturday 26th Sept and I was going to move in on the 01 October. He made me pay the rental and deposit in advance which I did on the Monday the 28th September and then he sent me the contract with a reviewed rental of R7300 as I perused I was not happy with this agreement and approached him about it. He then said he mentioned the 6 month discount rental to me which was not communicated as I would not have agreed cause I was looking for a short term lease. I then cancelled and told him to refund all my monies, he then said they will refund me less R2500 which is a holding deposit. 1stly I did not sign the lease, the deposit was paid in advance and then the unagreed upon contract was sent to me and now have to pay R2500 for nothing because nothing was done for me. The previous tenants moved out 4 days before I could move in. I would like a refund of all my monies due to lack of communication and professionalism and I feel this is a **** and tactic to get people to pay the holding deposit into an interest bearing account.

The information that you have provided is not correct. You viewed the unit and made an application. We sent you an approval letter on the twenty-third of September, which stipulates that should you cancel, you will forfeit the holding deposit of two thousand, five hundred rand. (This amount is to cover marketing costs as the unit was taken out of the market and reserved for you.)
You made the payment afterward, which indicates that you accepted the terms of the contract.
In the interim, you found cheaper accommodation elsewhere and wanted to cancel the agreement at San Ridge Heights. 
Unfortunately, the holding deposit is not refundable.
Please refer to the approval letter that was sent to you.
