RENTAL DEPOSIT

I have been staying in Sanridge from May 2016 till May 2019. I paid 6500 deposit and only got back 1920 when I moved out 2 weeks before I moved out I received an email about the move out inspection which was accompanied by a list of things I might be charged for such as cleaning, painting walls and fixing anything that I might have broken and I didn’t have a problem with the list.

As per the lease agreement I was supposed to be out by 12noon, just before 12 I notified the relevant people that I was still busy with the move and asked to be given more time and we agreed at 14:00 for inspection. Just after 14:00 I notified them I was ready for the inspection as the unit was empty. The gentlemen who was doing the inspection went from room to room and when he was done he just asked me to initial each page and sign. I signed, once I was done I had to ask him what the inspection results are and this is what I was told “we’ll tighten the bathroom door, clean the oven and general cleaning, then we’ll repaint all the rooms” reason why the entire house needed to be repainted at my expense are not known to me. Now, I am not sure why I am being charged to repaint the whole unit even though I haven’t ruined the entire house, the only walls that I know were a bit dirty is one sitting room wall because of my brown couch that left a mark and one of the small bedroom walls as it was dirty from the shoes, I had a study table against the wall and I’d sit facing the wall. I was also never advised of any late move out fee of 500, even when I told these people I was running late.

This is my conclusion from all this, Sanridge Heights saw a gap to avoid paying for any maintenance of their units, instead they use the deposit of the tenant that is moving out for the upkeep of the unit and in this way they will never have to spend a dime out of their own pockets. The main bedroom was as clean as I found it, but money was deducted from my deposit to repaint it. The weird thing is, the two walls I know were not clean could be cleaned with water and handy andy or dish washer but they opted to repaint the whole house with my deposit. I don’t not have a problem with the general cleaning fee of 350 as I was advised and the oven fee which I was advised would be 200 but was charged 250, the bathroom handle was lose so I’m liable for that. When I sent an email questioning why I had to be liable for the general maintained of the unit, I was told to provide my contact number, mind you these people have all my contact details. Even if I had damaged the whole house the amount deducted from my deposit doesn’t match the price list given. If you are looking for a place to stay in Midrand AVOID Sanridge Heights,
