Outstanding monies and manipulation of contract

I would like to alert especially African black people of this property agent Cas Aucamp properties Vanderbijlpark be very careful when they dealing with this estate agent and do not rush contracts with them. Here is my case They rented my property in 2021 , the contract was suppose to be for 12 months. however the contract was in fact for 11 months I communicated this anomaly with agent and she promised to correct however it was not done until the end of the contract. She collected that one month rent and deposit for herself and her company. Early in 2022 tenant requested to change payment terms from monthly to fortnightly I informed the tenant to liaise with agent as the agent was handling the contract. From there payment was not done timorously and they were behind and it was affordable for me because even the rental they were paying was R2300 less the amount I was paying for bond. Same house I bought from the same agent (cas aucamp). I alerted the agent that I need to sell the property because it was not affordable for me and the tenant was also informed. Selling process (at reduced price) started in June 2022 and fortunately property was registered to the new owner at least by end of July 2022. new owners wanted to occupy the property however I negotiated with new owners to allow tenants to stay until end of August( end of lease) they agreed however they wanted occupation rent and that was communicated with the agent and tenants that in order to secure the stay of August they must pay occupational rent. that didn't happen they opted to move out on the 11th of August. With the new owners I had to pay the occupation rent out of my pocket from the date of registration until they occupy the house.

Cas aucamp properties is with-held my long outstanding monies R8174.30. They kept my house deposit and they are refusing to pay what is due to me. I escalated the matter Mr Aucamp himself, Last conversation I had with Mr Aucamp on Thursday 02 February 2023 is that the agent will the drop me an email latest by Friday morning , next day. That was not done until today no feed back. What is disappointing is that I already bought two properties with Cas aucamp and their client service amongst black people sucks. Be alert of them.
