Roof leak never fixed, compliance certificates falsely represented, no response for months

I purchased a property through J**** Kruger, principal at Lime Properties, in October 2025. Early occupation was granted on 20 December 2025 on the express assurance that all compliance certificates were already in place and that transfer would occur within roughly two weeks. Neither was true. Compliance certificates were still outstanding months after I moved in — this was confirmed in writing by the transferring attorney on 9 March 2026. A roof leak in one room, which I was told had already been repaired, started leaking again within weeks of occupation, causing mould. Contractors were sent out three separate times over several months. It was never permanently fixed. I sent a formal Letter of Demand on 28 April 2026, giving 10 business days for a response. It's now mid-July. No response has ever been received — from J**** Kruger or the attorney he used. I have since sold the property. The new owners have independently requested the same outstanding documentation (building plans, proof of the roof repair) from the same parties, and have also been ignored for six months. Worth flagging for anyone considering buying through him: he traded as Lime Properties during my transaction and is now listed under a different business name, Capital Property Group. I'd strongly recommend getting every promise — repairs, certificates, building plans — in writing with firm deadlines before agreeing to occupation or transfer, and independently verifying whichever business he's currently trading under before you commit.
