Subject: Formal Complaint Against CAMALUS - Failure to Address Major Structural Defects
I am deeply disappointed with the service and accountability of CAMALUS development (Pty) Ltd, the developer responsible for building my home, approximately two years ago. Despite the property being under the NHBRC five-year structural warranty, CAMALUS has consistently refused to address serious defects that compromise the safety and habitability of my home situated in Camelot Estate. The following issues remain unresolved despite multiple professional assessments and formal requests for repair: Persistent roof leakage caused by deteriorated waterproofing and an undersized gutter outlet, confirmed by an independent assessor. Rising damp in the garage wall due to water penetrating the foundations, also verified by an independent assessor. Damage to the ceiling and walls caused by the ongoing roof leakage. Cracks in the floor slab, walls, and tiles near the garage door directly linked to dampness issues, with the root cause established and fixed by the developer, yet the resulting damage remains unaddressed. Noise from the garage door after the developer had access to the garage controls, which they refuse to repair. Unresolved leak and bubbling on the patio wall despite attempted repairs. Numerous cracks throughout the house. Poor workmanship in the kitchen, with cupboard door hinges improperly installed causing the doors to fall apart. A snag list emailed to the developer was completely ignored. Throughout this process, I have provided detailed professional reports and requested technical justification for their refusal to rectify these defects. CAMALUS continues to blame me for alleged neglect, a claim that is both unfounded and unprofessional. This ongoing failure to fulfill their warranty obligations not only compromises the structural integrity of my home but also violates NHBRC regulations designed to protect homeowners. I strongly advise anyone considering CAMALUS as a developer to exercise caution and conduct thorough due diligence.
