Disastrous House Renovation done by Werner Pagels B&WBuilding Services

In 2018 we started to renovate our house with W. Pagels after we got a quotation from Dec.2017 for 6KW Pv System, Infrared Panel heaters, other electrical work as spot lights in ceiling , compete bathroom refurbishment, Pool Deck to change all pavers, new drainage and last but not least he also manufactured new aluminium windows in our garage. To make a long story short, it all ended in a disaster. The PV panels all had to be removed, as the wires hat been installed loose and the wind would have caused problems within short times. Re: Inspection of installed Glass and Aluminium products conducted on 23 July 2018 conducted at: 5 Suikerbekkie Street, Golden Hill, Somerset West. Thank you for your enquiry to inspect the glazing installation at the above premises. The inspection has been conducted in accordance with tables 1 through 10 and paragraph 4.4 Safety Glazing of SANS 10400-N:2012 Edition 3.1 to establish compliance or otherwise with Regulation N1 (2). A separate Certificate that the glazing systems comply with SANS 613 must be provided to prove compliance with Regulation N1(1)(a) and (b) as well as Regulation XA and SANS 10400-XA:2011 Edition 1 paragraph 4.4.4.3 – air infiltration. This report must not be construed to confirm compliance or otherwise of the mechanical requirement of the glazing systems exposed to the natural elements with all the requirements of SANS 613 in terms of paragraph 4.1.1 and 4.2.2. Single and Double Doors: a. Please consult the Aluminium System Supplier’s manufacturing manual as; i. No mechanical joints have been sealed with silicone. This will lead to water ingress. ii. Joints has not been machine cut. The joints are not square and does not align. This is on ALL doors. iii. Striker plates have not been installed. iv. The hinges have not been secured as per the instructions of the suppliers. Some have not even been secured to the doorframe. This has led to the following doors sagging and s****ing on the sill; 1. Study. (the beads have been cut too short) 2. Main bedroom. (R4 at the bottom is bend) 3. Lounge. (The flush pull must be replaced as it is scratched) v. All wedge- and butterfly gaskets needs to be neaten and the correct length. vi. The manufacturing of the doors is of a poor quality. 2. PT Windows: a. All PT handles to be white as per the quotation. b. All wedge- and butterfly gaskets needs to be neaten and the correct length. c. Not all mechanical joints have been sealed. This will lead to water ingress, that is already visible at: i. Lounge window to pool. ii. All sitting room windows facing the pool. d. The panels are too big and do not interlock. ii. No draft excluders and anti-lift blocks have been installed. iii. All gaskets to be neaten. There is no installed gasket on; 1. Guest bathroom. (right-hand side) 4. Sealants: a. Please consult a professional water proofer as all windows and doors needs to be sealed externally. b. All joints between upstand windows and the doors must be sealed to prevent water ingress. 5. General: a. The manufacturing and installation is generally of a poor quality and does not conform to the AAAMSA Guide 2012. Everything is documented by photos. Finale the tiling of the bathroom ended in a disaster also and after claiming the sloppy work , Pagels left our house without finishing his work, but had everything got paid. We claimed also asking lawyers spending and loosing money to the also. In total we lost more than 100,000.00 ZAR because of engaging Pagels to do all the renovation .
