False Advertising & Cancellation Refund

Good Day,

I made a booking at The City Club via Booking.com for accommodation for the dates 16/03/2023 till the 19/03/2023. Upon arriving at the place we’ve discovered that the place doesn’t look anything close to what is advertised on the Booking.com website. We then requested at reception that they cancel our booking and issue us a refund, of which we were then advised to cancel the booking via Booking.com which we did. After we’ve cancelled we were then made aware that we are only eligible for R198.00 refund out of the R3922.00 paid. We then reached out to Booking.com and they advised us that were should be getting more refund compared to what we’ve received and we should try and escalate this with the owners of the place hence my email. May you please be advised that we’ve exhausted all possible options in addressing this matter and all consultations made have alluded to the fact that we’ve been wronged and that we should be compensated for this. This is a polite or should I say common curtesy to give you the opportunity to resolve/handle this matter silently before we can opt for other alternative measures that would include going the legal route. May you please kindly advised as to how you would like to proceed from here going forward. Should we not receive any communication within the next 24-48 hours we will then assume that you are happy with us proceeding with going the legal route. Attached are pictures on Booking.com as well as pictures of what we’ve arrived to at The City Club, now would you say that if you were in our shoes you’d be happy and satisfied with such? Not only is the place not up to scratch but the rooms smell of cigarette and ****, there are tenants smoking **** in the vicinity and also there are hobos scratching around the dustbins to say the least.
