<p>To whom it may concern</p> <p>I am a tenant at bjala square and feel so badly treated under BLM management.<br />Firstly the landlord increased my rent when they weren't supposed to and when I addressed this I was sent a false document which was apparently supposed to be my lease agreement contract. <br />I addressed that this was not my contract as mine has my initials on every page and can they please fix this(I confidently asked as I have a copy of my contract). Due to this I end up running late with rent as I insisted for the correct invoice. <br />I recieved no response for a few days even after having asked for a response. And the only reaction I got from the Bjala square Management is them switching off my electricity. And when addressed with one of the building staff they said it's because rent hasn't been paid that is why they switched off the units lights. <br />Firstly I had been emailing for about two weeks for the statement to be corrected so I can pay rent. <br />And secondly from my knowledge it is ******* for a landlord to switch off tenants lights without a court order. <br />3rdly they' should have correct documentation for people living there and not send false documents. <br />The communication is very poor and bjala square is supposedly suppose to be helping the community where they don't even treat their tenants with respect. All they can concern themselves with from what I see is making profit from the businesses they run from the building. But the actual concern for those living within this community seems to be a front. Many of the tenants have the same cry, it gets as worse as tenants being locked out of their own flats. And this has been going on for months now.This can't be okay.</p> <p><br />I have copied and pasted information I have researched and gathered about the rental housing act below. And they have clearly acted against the law.</p> <p>In short, any action to deprive a tenant of beneficial occupation, even if rentals and utilities are owing, is *******.<br />Besides the fact that the Body Corporate cannot take any action against a tenant, the owner certainly cannot resort to self-help.<br />The law is quite clear and allows for a tenant to be placed back into the position he/she was in before the ******** action was taken by the property owner, by way of a spoliation application. In instances such as these a court will not consider what amounts are owing but rather whether the tenants were in peaceful and undisturbed occupation of the premises.</p> <p>Regards<br />May</p>
