HelloPeter Complaint — Bitprop Rental Experience I am sharing my experience with Bitprop because I believe prospective tenants should be aware of what happened to me before choosing them as a rental property management company. I rented a property managed by Bitprop and had an unfortunate break-in involving my vehicle at the property. This incident left me feeling unsafe and was a major factor in my decision to terminate my lease and move out approximately two months after the incident. I notified Bitprop of my decision and followed the early-termination process in my lease. I understood that ending a fixed-term lease early could have financial consequences, and I was prepared to take responsibility for legitimate and reasonable costs. However, what happened to my deposit has been extremely disappointing. My deposit was R4,600. After I vacated the property, Bitprop issued an exit/deposit statement showing: * Lease administration fee: R1,500 * Credit assessment fee: R500 * Pre-outgoing inspection: R550 * Outgoing inspection: R750 * Advertising costs: R500 * Blind maintenance: R750 Total deductions: R4,550 My deposit had accrued interest of R160.52, bringing the total funds held to R4,760.52. After these deductions, Bitprop says that I am only entitled to R210.52 back. What makes this particularly frustrating is that Bitprop’s own statement confirms that the property was successfully re-let and occupied by a new tenant at the beginning of the following month, and therefore: “no cancellation penalty is being retained in respect of the early termination.” So there was apparently no loss of rental income, yet almost my entire deposit was still consumed by various fees. I have also questioned the R750 blind maintenance charge and requested supporting documentation explaining exactly what work was done and how the amount was calculated. The statement simply says that the maintenance cost was communicated during the pre-exit inspection. I am not disputing legitimate costs that I am actually responsible for. My concern is the scale and nature of the deductions, particularly when almost the entire deposit has been retained despite the property being re-let immediately. There is also an apparent error in the exit statement regarding the lease commencement date, which further concerns me about the accuracy of the calculation. I am currently disputing the deductions and requesting proper supporting documentation, including the inspection reports, invoices/receipts and justification for each charge. My experience The reason I left was not simply because I wanted to break my lease. I had experienced a security incident involving my vehicle at the property, which seriously affected my sense of safety. I subsequently made the difficult decision to leave. I expected the process to be handled fairly and transparently. Instead, I am now left with R210.52 from a R4,600 deposit after deductions of R4,550. I am sharing this experience so that other prospective tenants can carefully read every clause of their lease, particularly the early-termination and deposit provisions, before signing with Bitprop. Based on my personal experience, I would be very cautious about choosing Bitprop to manage my rental property. I would strongly recommend that prospective tenants ask in advance exactly what fees can be deducted from their deposit if they need to terminate a lease early. I am still seeking a fair resolution and have requested that Bitprop properly substantiate the deductions made from my deposit.

Very disappointed in the people hired to manage these flats. I have had my walls bare and unpainted with maintenance patches for 2 years straight now. I have called this out and sent picture and even let the landlord know about it but nothing was done. Now I have a Kamvalethu who keeps emailing me regarding noise complaints that are false and to be honest I'm a reasonable person. But don't infringe my rights in my own unit just because you are friends with the other tenants. Fyi there has never been a specification regarding music and times we can play music loud weather weekend or week day.

Dear Sir/Madam, I trust this message finds you well. I am writing to formally raise a concern regarding the quality of the blinds installed in my unit (Unit E, 19 Satellite Drive, Ikwezi Park). I logged a maintenance request (***) highlighting that the blinds provided are of inferior quality and appear to be fragile, as they continue to break under normal conditions. Upon observing other units within the complex, I noted that different, more durable blinds have been installed elsewhere. This inconsistency raises concerns about fairness and standardization, especially considering the rental value we are expected to meet. I was further disappointed by the response received, indicating that I would be liable for the replacement costs. I would like to respectfully highlight that the damage is not due to negligence, as I do not have children and the breakages have occurred under unavoidable conditions such as strong winds. It is my view that the issue stems from substandard materials rather than tenant misuse. Additionally, I believe routine maintenance inspections should proactively identify and address such concerns to ensure all fixtures remain in acceptable condition. I kindly request that this matter be escalated and reviewed, and that a fair resolution be provided, including the replacement of the current blinds with a more durable alternative consistent with other units. Your prompt attention to this matter would be greatly appreciated, as the situation has caused considerable frustration.

I have been staying with bitprop since last year , due to my mental health I had no choice but to move out from the flat. 31 December I informed buhle and Thuli that I will be moving out they acknowledged and sent me a link which looked like for when I will receive my deposit as it required my bank account. I moved out on the flat before the 31st January 2026 as I needed to be close to my family. Asive and some team members came to do the inspection none of them told me of any damages but what I did was to tell them about the broken door which was broken from day one of me staying in that flat. Asive and Buhle when I asked them about my deposit they deposit gets paid on the 7th for which I didn't receive toll I have been sending emails and messages to the company's and to all the agents none of them are giving me the response instead they are just blue ticking my message, I find out very much unprofessy and they take advantage of peoples money for which we have worked hard for. I have sent the complaint to the rental housing tribulan to be involved as I refused to fall for the **** of this company and unprofessional agents. They must pay me back my money

I have been staying with bitprop since last year, I served notice for January and I informed them on time. They have informed me that I will get my deposit on the 7th which is today and I didn't receive anything. I have contacted buhle and asive but my messages are being ignored. I feel disrespected as I have been paying their rent on time.

Bitprop thinks they can conduct business in an ******** manner and get away with it. It is ******* to lock out a tenant, especially with no court order or giving them notice. Too many people have kept quiet while this company goes against its own rules that it has in place in the lease agreements
