Unprofessional.

I’m only here complaining after several years of dealing with Berader, I’m not surprised they haven’t rep**** to any of the other complaints although I imagine it would be in their own best interests to be paying attention and trying harder. My issues started with a runaway electricity bill and getting to a point that I managed to establish through my own efforts the tenant on my property was actually responsible for; and realized Berader were not proactively trying to recover this money from the tenant. This after years of adding the electricity bill to my levy and deducting it from the rent they pay me. Once I caught on to this about two years ago I started hassling Berader regularly about recovering the electricity from the tenant, after a year of that I realized they’d never get on top of the situation without my involvement so with their help had a meter installed which technically should have sorted the problem out. Not so. After six months I was short R1500 worth of electricity refunds and once again, though my own efforts, tried to establish what was going on and try to remedy the situation. Turns out the meter was faulty and even though the tenant is responsible for the electricity it doesn’t seem Berader have any intention of trying to recover that for me because of the faulty meter.

I can’t get anything out of them about what my options are lease wise. At this point although I’ve had the same tenant for ten years they insist on getting the lease renewed every year and charging me a placement fee for that (over R2k p/a on top of the monthly admin fee), despite not actually needing to place any tenants. They say I can’t have a once-off lease put into place per tenant which I’m sure is a deception. And now the latest drama is my tenant paid late this month (probably because of an inefficiently done renewal), because they paid late there’s a delay in paying me. After a few days worth of delay and still no payment I follow up to find out what is going on, only to be told the boss is on leave and until he gets back in another weeks time nobody gets paid nothing. What is this, 1986? I’ve tried to be patient with these guys, and because I am so nice I will continue to try being patient. If it ever happens and they impress me I will be right back here to write out a compliment. In the meantime if you are a complex and need someone to run the admin of it my advice is to look elsewhere, or if you need to rent out property you own, again, look elsewhere. Or at least if you choose to go with Berader know you are in for an uphill climb trying to get them to help you when things are not going like they should.
