I am extremely disappointed with the service I have received from Belmont. When you report a matter, there is little to no follow-up. I have repeatedly had to call just to find out what is happening with matters I have reported. When I ask to speak to Fayee or request an update, I am repeatedly told that she is “in a meeting”, yet no one gets back to me afterwards. On the last occasion that I called to follow up, the receptionist actually shouted at me and told me that I needed to wait for a response. I found the manner in which I was spoken to completely unprofessional. Despite being told to wait, that response never came. Residents should not have to repeatedly chase a managing body simply to receive acknowledgement, feedback or an update on matters that have been formally reported. The lack of communication, follow-through and professionalism has been extremely frustrating and disappointing. My experience has been that matters are reported and then seemingly disappear unless you continuously follow up yourself.

I'm not one to write bad reviews for any company, but this is now the last straw. I'm writing this so something at my body corporate can change! After my geyser burst in the beginning of April, Santam, (the insurance company associated with our insurance and our body corporate levies), paid out a lump sum for the replacement to Trafalgar (the old Body corp) in error, who then forwarded the payment Belmont Properties. This happened in the beginning of April 2026. It's now the beginning of July 2026 and Belmont is still holding the funds making excuses not to pay. For the past 3 months now I've been calling various people regarding this - from Santam to Trafalgar trying to trace the money. After Trafalgar insisted the money had been paid to Belmont - Belmont promised me payment on their next payment run (past Tuesday). After not receiving the payment and following up AGAIN, I've now been told - "Thank you for the follow up, unfortunately the payment was not made as planned. I will ensure that the payment is made by no later than Monday." The amount of calls, emails and time spent dealing with rude and obnoxious portfolio managers in Cape Town is an absolute joke! Something there has to change! You guys should be ashamed of yourselves for the lack of interest in sorting this out for me! You can be sure that I will also report this to NAMA as well as the EAAB.

Sometime you get so annoyed with these Managing Agents, but I can truly say Kelly Mills at Belmont always goes beyond and above to assist. Always respond within minutes with a way forward with whatever issue you have. Respons to emails are within a few minutes and she always reply with a way forward regarding the issues there is.

They are bad and do not get back to you block calls ignores mails misses sgms delays agms and charge for them over and above their monthly fee

Our experience with Belmont Property Group has been extremely frustrating. The Estate Manager is impossible to reach — calls go unanswered and emails are ignored. It took ages and multiple follow-ups just to get our new tenants access to the complex system, and we’re still waiting for an extra gate remote that was requested back in July. Despite sending six follow-up emails, there has been no response at all. If this is the level of service for something as simple as a remote, I can only imagine how long it would take to resolve an insurance or maintenance issue. Communication and efficiency are key in property management — unfortunately, Belmont Property Group has shown neither. Very disappointing experience.
