Stay away from beachfront properties

I am writing this review to caution future tenants about my experience with this rental agency.

I recently vacated a property managed by this team, where I had always paid rent on time and maintained the home with great care. Upon termination of the lease, a joint exit inspection was conducted with both agents present. We thoroughly went through each room together and it was mutually agreed that the only concern was the need for a deep clean — which I agreed to cover separately.

However, more than a week after the inspection (which is legally required to be the final say on the property’s condition), one of the agents attempted to raise new issues regarding alleged damage to the toilet and a light switch. These were never mentioned during the official inspection, nor was I given any explanation or evidence. According to Section 5(3)(j)–(k) of the Rental Housing Act, landlords and agents are not permitted to claim for damages discovered after the exit inspection if the tenant was not present. These actions are therefore not only *********, but ********.

To make matters worse, the agent had been entering the property — without me present — in the weeks leading up to my move-out date to show it to prospective tenants. Personal belongings of mine were moved without consent. I had communicated that I was uncomfortable with this, but it was disregarded.

The law requires the deposit to be refunded within 7 days if no damages are found, yet I have had to follow up repeatedly and escalate the matter. I will be reporting this agency to the Rental Housing Tribunal and the Estate Agency Affairs Board, and I am prepared to pursue legal action if necessary.

If you are considering renting from this agency, I strongly advise you to proceed with caution, document everything, and be aware of your rights under the Rental Housing Act and Consumer Protection Act. Access to the property without consent and attempts to ********ly withhold deposits are serious red flags.
