Balwin property,Munyaka
I bought a Balwin property in Munyaka waterfall. When you purchase you are told that there is no transfer cost ECT but when you sell the property that's when all the different costs come in for the sellers account.

You are correct that transfer duty is not applicable when buying directly from a developer, regardless of the property’s value. Buying from Balwin also means that you won't pay the usual registration costs, as part of our efforts to make homeownership more affordable.
Note, however, that when you sell property, it is the buyer who pays transfer duty to the SA Revenue Service, if the property is worth more than R1.1 million. This applies to any property in South Africa. Transfer duty should not be confused with the transfer of property costs, which are the fees for the legal work involved in transferring ownership, such as transfer attorney costs and Deeds Office levies.
