BALDWIN PORPERTIES IS A ****!!! THE BLYDE IS THE WORST.

Balwin Properties are the worst! Do not purchase properties at Baldwin Properties. The lack of communication on key matters is outstanding! The Blyde residences are complaining about the levy increase. A few owners have noted the discrepancies with the levies. How can we have an annual increase of 20% for 100 sqm, 25% for 74 sqm, and 34% for 50 sqm in August? SHOULD LEVIE FEESS BE A % BASED ON THE SIZE OF THE APARTMENT? Historically, we have had a 9% increase from 2022. They do this deliberately by changing the structure of the levies so we do not notice the changes. Noting that the admin levy has been reduced but when you calculate it, it has increased. They purposefully did not mention the increases in the body of the email but shared the attachment so we miss these changes and do not complain. To make matters worse they tell you a few days before the increase in levies.

To make matters worse, they added another 7% increase in November 2023!!! Literally 4 months later !!!! They cited financial issues. So, you tell me that every time they are broke or mismanaging their finances, we, the owners, may incur a levy increase? What does this have to do with us? Where is the fairness? These people can increase levies every quarter moes!

Coincidentally, there is a newly built hotel that was opened last year. All these increases happen after the new hotel. For the past few years, we haven't had unreasonable increases in levies. We are LITERALLY paying for their new hotel costs. The same hotel that was disputed by owners in the AGM meeting in 2021.

Another issue is that we stopped having AGM meetings to address our issues and concerns. We no longer have these yearly AGM meetings or even meetings to inform us of key changes to the estate. Such increases should be discussed before they are implemented. Where are our representatives? What do they say? There is no platform to address this and other unreasonable issues.

Now people are in arrears because they have been paying thinking of the 9% annual increase, they bully you into signing an AOD (which costs R1000. Typically, these should be free) by taking legal action. These people have no hearts! In this climate, they increase levies significantly so we can cover their costs and do not care if we are going through an economic crisis. Literally, middle-class people are feeling the crunch. How do you increase levies twice in 4 months in such an economic time? These reeks of corporate greed.

Think twice before you buy, they will increase the levies for no reason at any time of the year. This is not an investment property but a money pit!! I don't want to get into the electricity and AirBnb issues.
