The following are the procedure of the usual ***** from the company is called Bakery Breakdowns. - Bakery Breakdowns's owner, Badenhorst Micheal Darren, goes through all newly opened restaurants in Johannesburg and requests to meet the owners. - Micheal told the new restaurants' owners that he can help them to be out of the trouble from the landlord if the restaurants' business failed, such as to pull out all kitchen equipment and tables and chairs to avoid possible detaining from the property landlord. - Micheal will send the new restaurants' owners a agreement in Bakery Breakdowns (PTY) Ltd title. In this agreement, it states that all equipment and belongs in the new restaurant were bought from Bakery Breakdowns but on loan. Once the new restaurants business failed and could not afford to pay its landlord rent, the landlord has not any rights to detain the equipment and belongs. Of course Micheal will mention to the naive new restaurant owner that this agreement is just a "****" agreement and it is just to show the landlord. In reality the kitchen equipment and belongs for sure all belongs to the new restaurant owner. - If the new restaurant's owner does not have any experience and signed this agreement, when the business really gets failed, Micheal will come and take away all equipment and belongs from the new restaurant for free! - Then for sure, when the new restaurant owner asks Micheal for his kitchen equipment and belongs back, Micheal would tell him that in the agreement it stated that all equipment were sold to the new restaurant owners on loan.
