Poor Service, Poor Attitude and Adding Unfair Charges

Not only did Astrodon charge me unfair penalties, but when I confronted them about it and could prove that it was due to their incompetence in the matter; they still told me I had to pay the penalties.

Then on selling my unit, I needed a clearance certificate from them and they charged me a rather high fee for "admin" and double electricity for a unit that was standing empty! Not to mention almost R1000 for the actual certificate. Is this normal???

When I approached them to try help me with the matter, I was told they could not do anything to assist and I HAD to pay.

I found this company useless in service and assistance and I will never buy into property that is being run by Astrodon again!

We note that you placed a call to our offices and you had spoken to our General Manager Jaun – Pierre Hunter. You had enquired about the clearance figures that had been presented to your transferring attorneys and he advised you as follow:

1) You had questioned the amount that was charged for electricity provision R1040.00 stating that this is too high and you said that the electricity had been off you could not give a definite date but stated it was around the 25th of February 2018. JP had advised that the body corporate must make provision for electricity charges and advised you that the last reading date was on the 6th of February thus there are electricity charges still to be debited to the account hence the provision and stated that on date of transfer any amount that had been overcharged would be refunded to the seller, once the account has been finalized and the buyer/seller recon has been completed.

2) You then went on to query the clearance fees to the amount of R933.49 – JP had started to explain that this in an administration charge for calculating the clearance figures and issuing of the clearance certificate as there is administration involved in preparing the figures and liaising with the attorneys for the payment etc. in terms of the regulations and the management agreement in terms of the various regulations. You then started to raise your voice at JP Hunter and he politely asked you not to raise your voice and at this point you had gotten upset and started to shout and state that you are the client and who pays our salaries etc. a Recording of the telephone conversation herein could be given in this instance.

3) You furthermore asked then about the charge for the recon seller split R497.01 it was explained to you that is the charge once registration happened where we adjust the accounts between the seller and purchaser from date of transfer and he then advised it is based on this recon that the seller will be refunded if there is any credit due to the owner for any overcharge on levies or the electricity provision should there be a refund due. Should the attorney provide the required calculations and split of the Seller/Buyer such charge will not be applicable and will be credited accordingly.

The call ended by the owner stating that Astrodon is holding you at ransom due to the fact that you are selling your unit and why are you to pay the services and JP from our offices tried to explain as best he can that in accordance with our management contract, and the various regulations governing comunity scheme's and we are entitled to charge the fees.

The last question that you asked was must you pay these fees before we issue the clearance and JP responded yes unfortunately you will have to and the call was terminated by yourself.

We as Astrodon feel that we had tried our level best to respond to the owners question as best we can.Should you require any further clarification herein, you are welcome to address written correspondence to *** of which we will formally respond to such requests.
