No service at all

<p>We have been staying in our complex fo almost 3 years now, and not once have we seen any maintenance done in the complex - the paint is even starting to peel off the walls. I have not even met our supposed landlord!</p> <p> </p> <p>When we try to contact them, it is an almost impossible task to get a response from them - the only time I get a (rude) response back is when I threaten not to pay the levies - they are then very eager to let me know that it is ******* not to pay the levies - is it then not ******* to receive money for services not rendered??</p> <p> </p> <p>We have paid our levies religiously for the past 3 years, but have no idea where this money is going to!</p> <p>Their service is utterly disgusting.</p>

ANGOR is the appointed Managing Agent of your complex. We assist the Trustees with the Management of the Body Corporate. ANGOR is not the Landlord.

The Trustees are elected at the AGM by the members of the Body Corporate ***ners) to manage the affairs of the Body Corporate, mainly the finances. ANGOR advises the Trustees on maintenance, but we are not the decision makers. ANGOR has no authority to proceed with any maintenance without approval of the Trustees. The Trustees must also work within the scope of the budget approved by the members at the Annual General Meeting.

The Trustees are not proceeding with any large maintenance projects, until such time as a billing query with City Council, in excess of R1 million, has been resolved. This query is now reaching a conclusion, so the Trustees will be able to determine if there is sufficient budget available to proceed with additional maintenance projects.

Regarding your query on the damaged complex gates, as explained on 28 November 2016, the gates are regularly vandalised by residents of the complex, and until such time as the Trustees have a way to ensure that the gates are not vandalised, they do not want to spend essential funds replacing the gates.

The Trustees have recently ensured that all roofs were sealed as a priority maintenance matter.

Please be patient with your Trustees while they formulate a plan to tackle the maintenance. They are receiving quotes this week for painting the complex and will communicate with the members of the Body Corporate as soon as they have information to share.

Dear Angor,

Please advise then - are you basically just appointed to collect levies from residents? Is there really nothing that you do for the funds you receive and is it always somebody else's fault??

1. Damaged complex gates - I would have to say that it is due to INFERIOR building and maintenance that most gates are broken, I do not intentionally break gates for fun, it happens after being used extensively and NOT BEING MAINTAINED. Did you know that at some places in our wall outside, I can actually see through the wall? That is not vandalism - it's poor workmanship and maintenance.

2. Since we have moved in there we have always used water as sparingly as possible - the fact that Angor (or, since it is never your fault - the trustees) cannot budget correctly for City council and other expenses, and cannot come up with other plans to save water/money is beyond me. Does that mean that maintenance should be abandoned due to bad budgeting? What will cost more? Doing some maintenance now, or waiting for the buildings to fall apart completely and rebuilding?

3. Our roof is not sealed - I can actually see where the water is dripping on the roof inside.

4. It has been some time now and I haven't been informed about anything. Some communication would be appreciated - even if it is just a "still working on it".

5. Another thing - I am quite disgusted with the garden service - they don't pick up dog poo or do gardens, which I guess is understandable (though very expensive to cut 5 x 5m of grass 4 times a month which I am paying for), but they tend to throw the grass they cut into my garden, which I then have to take out and throw away myself.

For this reason I would like to have the garden service charge be removed from my levy bill and I will ensure my lawn and garden be serviced properly (and probably for cheaper). Please advise whether this is possible.
