Angor Property Specialists - Property Management
<p>I bought my first home 3 years ago and unfortunately the complex is managed by Angor. Apparently my 72 square meter flat uses between R2000 and R5000 electricity even when I was away for over a month. I am not allowed to see my meter or receive a meter reading that isnt radom numbers on a s**** of paper. My levies statement goes up by a whopping R8000 EVERY SINGLE MONTH!. A few months ago I paid 14 months levies in one go. Not that it made a ripple on my rather colossal account. They refuse to repair the leaking roof and subsequent damp or the window in my 1 year old daughters room. I can no longer even get into the complex as the remotes were reprogrammed (not mine) and I have to purchase a new remote which I did last year. I have tried to address the issue with Angors director but I was referred to our agent Megan Wood. Getting any civil response from miss Wood is futile. All I want to do is leave this place with my daughter and never look back but I cant even do that.</p>
ANGOR manages the financial aspects of a scheme on behalf of the elected Trustees. ANGOR takes instructions from the Trustees and from the Acts that govern sectional title living on what must be included on the levy statements.
The Sectional Titles Schemes Management Act requires that owners make payments towards the approved administrative fund in annual or monthly instalments. (The budget for this fund is approved annually at the AGM). The Act also requires that the body corporate, represented by the Trustees, take necessary steps to recover unpaid contributions (levies) and may charge interest on overdue accounts.
In this case: The monthly levy increases in December 2017 in line with the approved budget. All other charges reflecting on the monthly levy statement may be verified with the Portfolio Manager. At no stage has the levy statement reflected an increase of R8 000.00. As the query involves personal financials, we will not publish same on this forum
Owners are notified monthly by sms when meter readings will be taking place, so that owners and residents can view the electricity meter readings. The readings are also included on the monthly levy statement with an opening reading, a closing reading and an average per day usage. At no time have the readings been withheld, nor has the owner been denied access to the readings.
Regarding the leaking roof and damp in the bedroom, this was reported to ANGOR a month ago. ANGOR forwarded the information to the Trustees. It is the Trustees responsibility to arrange for the maintenance to be done. Once the roof is repaired, the resultant damage can be repaired. ANGOR does not handle the repairs and therefore is not informed as to what the timeframe is for the repairs. Please contact the Trustees for an update.
Regarding the access remotes, the Trustees and ANGOR advised you to purchase a new remote from the scheme’s security provider, which would then be programmed by the security provider. To date, ANGOR has not been notified that a new remote has been purchased and is ready for programming.
We note that you contacted the General Manager of the Property Management Division asking for assistance and stating that you felt Megan was not assisting you. We have been through our records and can confidently say that Megan has responded to all your emails courteously and has answered all questions raised. As requested, you were provided with the budget, which is also circulated with the AGM notice, outlining what the monthly levy pays for. Megan has also explained that the AGM is not the forum to raise personal issues, as the AGM is for managing scheme business. You are welcome to request to attend a Trustees meeting to discuss your account with the Trustees and ANGOR.
