Extremely Poor Service and Lack of Accountability

Angor Property Specialists – Extremely Poor Service, Communication and Management

I am extremely disappointed with the level of service we have received from Angor Property Specialists as the managing agent of our complex.

This is no longer about one isolated incident. Residents have been experiencing a pattern of poor service delivery, inadequate communication, delayed responses and a lack of urgency when serious issues are reported.

The most urgent matter is the ongoing water crisis. Our complex has experienced prolonged water outages, which have severely disrupted residents’ daily lives. Residents pay their levies and deserve proper management, communication, maintenance and accountability.

Angor needs to take ownership, improve its service and urgently address these ongoing issues. We need action, not excuses or generic responses.

Thank you for your feedback. We fully appreciate the frustration and significant inconvenience being experienced by residents as a result of the ongoing water supply issues at Kildrummy Close.
 
We would, however, like to clarify that the water supply issue is not caused by ANGOR, nor does ANGOR, as the appointed Managing Agent, control the municipal water supply.
 
Contrary to the suggestion that there has been a lack of urgency or action, the matter has been actively attended to and escalated with Johannesburg Water. The following municipal reference numbers have been obtained in relation to the water issue:
  • Johannesburg Water / CSD References:

  • CSD-FMC *** – new reference
 
In addition, ANGOR has maintained a dedicated service ticket relating to the low water pressure and municipal water issue under Ticket #*** – Kildrummy Close Body Corporate: Low Water Pressure, 1A Clifton Street, Paulshof.
 
A separate ticket, #*** – Kildrummy Close: URGENT – Resolution for Emergency Water Tanker Procurement, was created specifically to deal with an emergency alternative water supply.
 
ANGOR requested the necessary information from the Trustees regarding tanker capacity, site access and an on-site contact for quotations to be sourced and the emergency intervention progressed accordingly.
 
It is also important to distinguish between the responsibilities of the Managing Agent and those of the Body Corporate. Decisions regarding expenditure on common property, the installation of water tanks and other infrastructure solutions, are decisions that must be taken by the elected Trustees and/or Body Corporate within their applicable authority. ANGOR's role is to facilitate, administer and guide that process.
 
We acknowledge that residents require solutions rather than generic responses. This is precisely why the matter has been escalated with Johannesburg Water while, in parallel, ANGOR has been assisting the Trustees with an emergency water solution and the consideration of longer-term measures.
 
We remain actively involved and will continue assisting the Trustees to address the immediate water crisis as urgently and responsibly as possible.

Your clarification does not address the core concerns raised in my complaint.

Nobody is suggesting that ANGOR controls Johannesburg Water or that ANGOR is responsible for the municipal water supply. The concern is how this ongoing crisis has been managed, communicated and escalated, particularly given that residents have been experiencing recurring water problems since June 2026.

The existence of municipal reference numbers and internal ANGOR tickets does not, in itself, demonstrate that the matter has been handled with the urgency required. Residents should not have to repeatedly chase the Managing Agent for updates while being left without a reliable supply of a basic and essential service.

Your response also places significant emphasis on the responsibilities of the Trustees. While we acknowledge that certain expenditure and infrastructure decisions may require Trustee or Body Corporate approval, ANGOR is the appointed Managing Agent and is expected to actively facilitate, advise, escalate and drive the appropriate process, particularly during an emergency.

The fact that an emergency water solution was only being progressed after residents had already endured prolonged and repeated disruptions is precisely why residents are questioning the level of urgency app**** to this matter.

Most importantly, residents need a sustainable solution, clear timelines, regular communication and accountability not simply a list of reference numbers or an explanation of who is responsible for what.

We therefore continue to call on ANGOR and the Body Corporate to urgently provide residents with a clear action plan, including the immediate emergency water solution, the status of the municipal escalation, and the concrete steps being taken to prevent this situation from recurring.

Residents deserve more than explanations. We deserve action, communication and a reliable basic service.
