Disgusting service from Angor Property Services

I have never experienced such dismal service. We have a serious water issue at our unit and after numerous calls and emails to Angor. There is nothing but silence. The Sandhurstgate complex body corporate is just as bad. I have escalated the issue time and time again and we still not being contacted.

Good day,

We want to clarify that this matter has not been neglected, it has, in fact, been actively investigated and escalated. Following assessment by the Complex's appointed specialist, it has been confirmed that the cause of the water issue is low water pressure from the City of Johannesburg's main meter supplying the complex. This is a council infrastructure issue, and not a fault within the Body Corporate's internal plumbing systems, and therefore falls outside the Body Corporate's scope of responsibility to resolve.

To date, the following has been done:
  • 4 separate reference numbers have been logged with the City of Johannesburg regarding the low pressure supply issue
  • An independent plumber has been appointed to conduct pressure tests to formally confirm and document the deficiency from council's supply
  • As council has not adequately attended to the matter despite these logged references, ward councilors are now being approached to assist in escalating the issue and pushing the City for a resolution

We understand how disruptive this has been, and we want to be transparent that the delay lies with council's response time, not a lack of action on our part. We will continue to escalate through every available channel, including local ward councilor involvement, until this is resolved.

We will update the owners on instruction of the Trustees.

While I note the explanation provided regarding the low water pressure and the steps that have apparently been taken, the key issue from a resident perspective remains the extreme lack of communication from both Angor and the Sandhurstgate Body Corporate.

As a resident of Sandhurstgate, engagement on matters affecting the running of the complex is virtually non-existent. Issues raised by residents appear to be ignored, and attempts to reach Angor have been disappointing to say the least. Messages have been left and emails sent, yet little to no feedback is received. This is unacceptable.

It is all good and well that the Trustees and Body Corporate are aware of the problems, but residents are the ones directly affected and we are being left in the dark. I have been in the complex for eight months and am still waiting for basic information on who serves on the Body Corporate, who the Trustees are, and who is responsible for supporting residents when issues arise.

The continued silence from Angor and the Sandhurstgate Body Corporate shows a complete disregard for residents. Transparency and communication should not require repeated follow-ups.

In addition, emails have been sent requesting feedback on the excessive electricity and water charges being invoiced to residents. How does a single person living alone receive charges of approximately R1 500 for water and R1 500 for electricity, particularly when there are ongoing water supply issues? This requires a clear explanation and proper investigation.

Until there is adequate engagement, transparency, and consistent feedback, I will continue to send emails and messages. If necessary, I will escalate this matter further to anyone who is able to assist in addressing this unsatisfactory situation.

Please provide the following as a matter of urgency:
  • The names and contact details of the Sandhurstgate Body Corporate Trustees;
  • Confirmation of who residents should contact when issues arise;
  • A clear communication plan for updates on the water pressure matter;
  • Feedback on the excessive water and electricity charges being invoiced to residents.

I trust this matter will now receive the attention and communication it deserves.
