Upon entry of the unit, an entry inspection was done with you. Upon exit, we attempted to do an exit inspection, but were unable to proceed, as you have not vacated the unit on the agreed date. When you did move out, after your lease period had already ended, you informed ANGOR that you had left the keys for the agent under the mat, however the keys were not there. The owner then instructed ANGOR to change the locks, to gain access to the unit for viewings to potential tenants.
An exit inspection was done once access was possible. This inspection was compared to the entry inspection, and a list of the damages/cleaning required, excluding general wear and tear, was quoted on. These costs are for the exiting tenant’s account, along with the cost of changing the locks due to the lost keys; the pro-rata rental for the days you occupied after your lease agreement ended and the utility charges (water and electricity).
The total amount exceeded your deposit held in trust. The owner decided to not request the amounts exceeding the deposit from you, instead writing it off for her cost, so that the rental file could be closed, the unit restored to its original condition, excluding reasonable wear and tear, and a new tenant sourced and placed.
We have been in communication with you to advise you of the above mentioned resolution, and you confirmed that we may proceed with the deductions, which we have done and the file is now closed on our side.
