Bad and unfair service
We have been having endless issues at out Complex where the trustees either don't fix stuff, ignore an owner, and are really rude. Angor doesn't follow the rules. They just do and say what the trustees tell them even if it against the law. One of the issues is a leaking gutters on my balcony and front porch that isn't getting fixed and causing mold allergies which i have been suffering for years because of this. We have had different agents before who did nothing. Angor us no different. My eyes are itching aggressively right now. Both my mum and I have been sick because of this for so long. No one cares to do what is right and honest.

1. Water Seepage Complaint
A service provider was dispatched to investigate the reported water ingress. Their findings, communicated to both parties, were as follows:
“Please be advised that our maintenance technician has inspected the matter and provided a report. His findings indicate that there is water seeping through the patio area. As this area does not fall under the common property, the issue is not a Body Corporate responsibility, but rather a matter between the two units involved.”
In terms of the Sectional Title Schemes Management At (STSMA), owners are responsible for the maintenance of their sections and exclusive-use areas (EUAs), unless the fault arises from common property. To ensure fairness and transparency, a Trustee attended your unit and attempted to arrange a second independent assessment; however, access for this assessment was declined.
2. Responsibility of the Owner of Unit 33
Based on the initial inspection, the required patio repairs fall under the responsibility of the owner of Unit 33. These repairs need to be attended to urgently, to prevent further damage to the unit below. Section 13 of the STSMA Regulations places a duty on owners to maintain their sections so that no damage or nuisance is caused to another member’s property.
3. Gutter and Front Door Issues (Reported 2 December 2025)
This matter was reported on 2 December 2025. The Scheme’s groundsman will attend the unit on Friday 5 December 2025 to clean and repair the gutter.
Regarding the front door, please note that this is a shared maintenance item in terms of the Act, with costs split 50/50 between the owner and the Body Corporate. The Trustees will proceed with obtaining a quotation for the replacement.

For me to do it again is madness. We have to get it right. The initial contractor who came actually said it was your responsibility because it was due to lack of maintenance but his quote was ignored. I was under the impression the job was already done because they had fixed the roof. Lo and behold I found out it wasn't. Angor and the body corporate refuses to acknowledge or go back to January this year.
2. Like I said, done twice. Unlike Angor and the Body Corporate, I take responsibility like an adult should. Thousand rands later it still is giving issues because the gutters was never fixed by the Body corporate and agent. I have no issues fixing it again but why let myself be ****** again? How many more times. What happened to service and quality?
3. I've reported this many times. I've been ignored by both the previous trustees and agents and the current ones. You rejected the quoted from the contractor in January this year sayingy ou sorted it out. Your reply above confirms you **** to them. My trail of emails confirms alot of lies here. I have everything on paper.
I pay my levies yet im ignored. I call a trustee and I get ignored. I send a message and I get ignored. Come on!! You as the agent is supposed to ensure the rules and laws are followed like when you added a charge for repairs on common property because the trustee told you to. As soon as I called, it was immediately said that I should not have been charged and it was fixed immediately. Was someone hoping I wouldn't see it and just pay?....because money grows on the tree?
4. There are many other issues ignored and not sorted or not sorted properly for example the fact that while everyone else in the complex has 2 parkings, I have one. After promises made by the trustees, nothing was done. I paid for a debt incurred and accepted by owners years before me.....
This is the worst. Mold is dangerous. This is life and death. My mum is 75 years old and since she's moved in with me she's had issues with coughing and breathing. I have never had issues with my allergies as bad as it has been since I moved here. I have tried everything, even buy an air purifier, natural washing detergents but nothing works because it's been the mold this entire time. I like living in my complex. Just need things to be done correctly. We pay our levies. Fix things when it needs to be fixed. So simple. Why make it complicated. Doesn't make sense to pay levies while im also expected to cough up money for stuff that's not my responsibility. Our levies have never been used properly. Yet they still increased just to do bare minimum while i am also paying upto R3500 for electricity for 2 people. I used to pay around R300 for electricity when I first moved in 2020, then it jumped by more R800 a month. The month that went up was another mysterious case to bring up next to some mysterious excesses I was charged and going to be charged that the then insurance company was never aware off....Of course shortly after that, the insurance company was changed. Your new, the trustees are new. Let's change things? Make it right so we don't have to run the complex down. If it comes to no one wanting to live here, there won't be anyone to mess with. Even if you want to play games, atleast look to the future and the consequences. There are no good consequences to this. You are not entitled to follow everything the trustee says. If they are wrong, you have the right to say so. They don't pay you on their own. Their levies, together with the rest of the owners pay you. You are definitely better than the previous agents. They were something else based on some of anove. This is not a compliment to you but they worse.
