Angor Property Specialists - Property Management - We will rip you.

Angor Property Management is ripping and robbing people off their hard earned money. I owed money for unpaid levies and I was moved to prepaid electricity which I agree with. I am now buying prepaid electricity and they are still charging me for metered electricity. Upon me asking why, the answer was they will credit (rebate they term they used) the amount of electricity I bought to my account. I asked why not just let me be? They can not give me an answer. When I moved to prepaid I bought R550.00 electricity and the rebate was only 263.30. I questioned them on this and answers are hard to come by and I was sent from pillar to post.

These people underestimate my intelligence and I have stated this on my email to them. One time I was on holiday from 3 weeks with my family and i was billed electricity same as the previous month and when I questioned this, I was told they meter reading company could not get the key to the box so they can do the reading. I told them straight this is a lie because that box is never locked (I know this for a fact). They then credited my account with R500.00 and did not charge me electricity for about 3 months. This is a malpractice.

I own the unit I live in at Terrace Hill 2 in Weltevredenpark and charge per electricity unit they are charging me is not the same as that of City Power. I have proof of this, they can request it from me anytime. I am contactable on ***. I always communicate with Nonto Ndaba, Lisa van Vurren and JW Botes.

With Angor you have interrogate you electricity bill. There is no transparency. At one time, I asked the for the meter reading dates and I was taking my reading on those days and do my own calculations on the side. Whenever I caught their tricks they referred me to the meter reading company and I said to them "then what the point of have you as a property managing company if you will refer me to third party companies?"

When I ask them valid questions, they always refer me to their contractors. I dare them to dispute this review. My contact number is here. I will be writing more about this company.

Some units in the complex are fitted with external prepaid meters from an external prepaid company. As per normal procedure, the electricity is still billed to the owners’ levy accounts based on meter readings received from the external meter reading company (Reacomp). When owners raise any queries regarding their meter readings, we request the external meter reading company to assist in verifying the accuracy of the readings, as they are responsible for taking the readings on a monthly basis.
 
The prepaid rebate is based on the rebate report received from the prepaid company. It reflects the credit due to the owner’s levy account within a certain consumption period. As per email conversations between ourselves and the owner, a recon was done on his account and a further rebate was allocated to his account that corresponds with the rebate report received from the prepaid company.

Note the concerns below.

Why was I not given a prepaid electricity meter box that would cut Angor and Reacomp out of the equation. I would like an electricity prepaid meter that has nothing to do with being billed by Angor and its third party companies (Even if this means I have to pay for the costs again). Advise how do I go about having this installed in my unit?

Angor has a silly excuse of referring queries to third party companies

"As per email conversations between ourselves and the owner" I am the owner, which owner are you referring to? Have you seen the emails you are referring to?

I asked Angor to confirm if the electricity prepaid meter in my unit is registered to Angor or Myself (as I paid for it). They are avoiding answering this question. But the still stands and in Xhosa that translates to "umbuzo umile" meaninng the question still stands.

I own the unit in question. Angor is charged me electricity as if I am buying from them. I have proof of this and you can expect another call from City power. I can send the proof anytime. And please dont even try the excuse of new electricity tariffs from the 01 July 2020 as these purchases were on the new electricity tariffs

The period in question is up to 24 Jul 2020. I bought electricity worth R550.00 but the rebate amount on my statement, after the recon, is R350.50, What are about the R199.50? Why is not credited?

I have asked for this from Angor and to date I have not received it. This is to point out the malpractice.

The rebate amount on the statement totals to R350.50

As per the proof I provided the rebate amount should be R550.00. This amount broken down is R50.00 electricity charged to my account in May 2020 and the R500.00 I bought on the 14 July 2020.

Is there something I am missing? I see an amount of R199.50 that is not allocated

Honestly this is draining on my side.

Can you please give me a breakdown of this.

Please do keep in mind I am not a tenant. This is my property. I am not renting. This is frustrating to say the least.

On the last email i sent I asked what are those amount that I am being charged.

Do I need to seek help from external sources?

I made so many phone calls and emails to Angor and they cant seem to address my valid concerns.

AS I HAVE STATED IN THIS REVIEW I DARE ANGOR TO DISPUTE THIS REVIEW. I HAVE PROOF OF WHAT I AM REFERRING TO.

 A member of the ANGOR Team has contacted you to explain how the prepaid system and billing of electricity works in your Scheme. 
 
The Scheme pays the City of Johannesburg based on the bill received for the entire Scheme. The usage by each unit is recovered from the owners on the levy account.  ANGOR is responsible for billing electricity usage to each unit, based on the usage recorded on the external meter installed for each unit. These meters are read by an external company, Reacomp, and the usage readings are provided to ANGOR. The usage recorded on the prepaid meter is reported to ANGOR by Recharger Prepaid. A rebate is passed on your levy account based on the report received.

Please take note of the following responses in respect of your queries:

1. Recharger is not able to engage directly with any party other than the party reflected as the registered owner of the prepaid sub-meter on the Rechager registration form. As per our records, the registered owner is Terrance Hill 2 Body Corporate, and the contact person being Lisa van Vuuren.

2. As per the Terms and Conditions which appear on the reverse side of the Recharger registration form, it is the responsibility of the Property Owner/Landlord to ensure that the correct prescribed tariff rate as per the municipal/utility bill is furnished to Recharger which shall then load the tariff rate as requested by the Property Owner/Landlord. The Property Owner/Landlord agrees that where a tariff rate is not provided, an estimated rate for the area where the meter is installed will be utilized.No rate was stipulated on the registration form received on the 6th of May 2020., hence, the estimated rate for the area where the meter is installed was app****. The registered owner is welcome to adjust the tariff on the sub-meter at his/her discretion which was subsequently done on the 17th of July 2020 as per the change of rate form received.

3. In regards to the query about the recovery of the 58 kWh. As per the above explanation on how the rate works this matter must be resolved between the registered owner of the meter and the owner of the property.

4. The once-off meter activation fee is disclosed on the Recharger registration form in the Terms and Conditions. This is a once-off fee of R50.00 + VAT (R57.50). As per my previous email correspondence, this fee is generally levied to the registered owner of the meter.

5. As previously advised the meter in question is registered under Terrance Hill 2 Body Corporate and not to any individual. In the circumstances, we shall attach a copy of the registration form in a separate email to you, which you can forward at your discretion.

Due to this frustration we have taken a decision to sell our unit and look for a complex that is not managed by Angor . I cant be doing this on a monthly basis. This takes a lot of energy and valuable time.
