In terms of STSMA Regulations Annexure 1 – PMR 31, the water heating installation forms part of the common property and is insured by the Body Corporate, but it is the responsibility of the member to maintain, repair and when necessary, replace such an installation, which serves the member’s section or exclusive use area. 

PMR 31 

(1) Notwithstanding that a water-heating installation forms part of the common property and is insured by the Body Corporate, a member must maintain, repair and, when necessary, replace such an installation which serves that member's section or exclusive use area; provided that where such an installation serves sections owned or exclusive use areas held by more than one member, the members concerned must share the maintenance, repair and replacement costs on a pro-rata basis. 

 

ANGOR is not responsible for any maintenance relating to the Scheme, our services extend to that of financial management.  The appointed Estate Manager has guided and assisted the owner accordingly, however the full responsibility of this issue remains with the owner of the Section affected. The owner may submit an insurance claim for reimbur*****ts according to the insurance cover in place. Any costs associated with this, including water usage, which is not covered under the insurance policy, will be for the owner’s expense.
